MINUTES: PUBLIC HEARING - HOFFMANN - AUGUST 9, 1973
The Public Hearing was called to order by Acting Chairman, Mr.
Marvin Kemery, at 1:30 P.M. on August 9, 1973. In attendance
were Mr. Kemery, Mr. Gay Wilcox, Col. Fran Johnson, Mr. Nick
Johnson, Dr. Guelzew, Mr. Foster, Mrs. Roberts and Mrs. Barker.
Also in attendance were Mr. Hoffmann, Mr. Martin, Mr. West,
Architect, Mr. Tom Beasley and a Court Reporter. Also several
interested townspeople.
Mr. Kemery informed the gentlemen that the Planning Board had
held a workshop meeting on August 8, 1973.
Mr. Paul Hoffmann gave the history of their position regarding
their lots. He mentioned the Beach Club feature on the ocean.
Prolonged discussion was held concerning their property.
Col. Fran Johnson questioned Mr. Hoffmann regarding density and
spoke of what has happened in the past fifteen months.
Mr. Beasley spoke and Mrs. Betty Jean Stewart mentioned the
appearance of the apartments.
• Inclined parking was discussed - and Mr. Hoffmann mentioned that
he tried to work to the maximum.
Among other items discussed by Mr. Hoffmann were the matters of
it being up to the Town to get water and to fix the road - in other
words - widen it.
Mr. Beasley summarized points that needed to be considered -
building dimensions, string of dimensions, type of buildings,
parking provisions, including service parking for employAes,
pedestrian ways on parking decks, blind spots for turning on
the up and down ramps and the pedestrian crossing on AlA.
Mr. Beasley mentioned that the tennis court between the parking
areas was not good. Security was also mentioned and it was
thought that - due to traffic - there should be two entrances
but close up one at night. Also brought up was the fact that
parking decks were less than 64'.
Mr. Hoffmann answered all of Mr. Beasl.ey's comments.
Mr. Wilcox made the metioh that another meeting be held on August
23, 1973 but it failed for want of a second.

MINUTES: WORKSHOP MEETING OF THE PLANNING BOARD - AUGUST 8, 1973
• The workshop meeting of the Planning Board was called to order by
Chairman Ralph M. Walton on Wednesday, August 8, 1973 at 4:10 P.M.
In attendance were: Messrs. Walton, Kemery, Nick Johnson, Col.
Fran Johnson and Dr. Guelzow. Also in attendance were Mr. Fester,
Mrs. Roberts and Mrs. Barker.
The purpose of this meeting was to discuss the proposal turned
in by the Hoffmanns for a request for RPUD zoning.
Mr. Walton read a report from Mr. Beasley, Landscape Architect,
regarding this project - to be called Ocean Harbour Club.
All sections of Mr. Beasley's report were discussed - including
Building #6 violating the east property line; density; guest
and service parking; green areas; recreation space across the
highway (ATA); one entry way to AlA with approximately 2500
people in this complex.
Discussion was held as to the length of time the Planning & Zoning'
Board has to act on a proposal and it was determined that they
have a period of 90 days from the date of the first Public Hearing.
In this case - the_ Public Hearing is being held on August 9, 1973.
