at 9:30 A. M.
Deputy Town C/erk Gretchen Dayton ca//ed the ro/% Present were the Chairman Robert
L. Lowe, Vice Chairman Leonard D. Bell and Members Michael W. Hi/l, Alfred E.
Bresnahan, Wi//ram Matz and Felix R. Goldenson. Member Pau/ R. Kane, Sr. was
absent.
Also present were Building Official Lee Leffingwe/% Town Attorney Thomas E. Sliney
and members of the genera/ pub/ic.

Upon MOT/ONby MR. GOLDENSON/MR. MALTZ, the Minutes of the March 8, 1995,
• Regu/ar Meeting were unanimous/y approved.

Pre/iminary Review of Pans for freestanding mooring as part of a boat lift, at 11016
High/and Beach Drive, Bock 2, lot 16, Be/ Lido, submitted by Trident Marine
Contractors, App/icant, Go/ding (Owner.
Steve Go/ding represented the project. He would like to dock his boat behind his
house which is in a wake area. To protect his boat, a lift is necessary. The size of
the boat requires two free standing moorings which wou/d extend twelve feet into the
intercostal waterway.
There were no objections from property owners in receipt of certified mar/containing
today's agenda. Mr. Aldo Ruscito, who lives at 4229 /ntracoasta/ Drive, signed a
statement saying he had no objection to this project (attached).
Ms. Leffingwe// referred to Zoning Code, Chapter 30, 5.2 Accessory uses and
. structures, (d) Noncommercial docks, piers, launching facilities and mooring devices

(1) No such structure sha// extend into any waterway more than five feet. Once they
extend out into the waterways, the other agencies then issue permits, which have
been received from all app/icable agencies.
On advice of attorney, today's meeting is a workshop meeting and an Advertised
Public Hearing will take place at a later date. At that time, under the Town Code the
P/arming Board can approve the p/ans with the guide lines by considering at all the
factors.

• Mr. Conte, 17619 Boca Trace, Boca Raton, spoke on behalf of the project. There wi//
be three villas attached by a common wall with twelve feet between each unit.
Mr. Conte's attorney has recorded the Unity of Title, but has yet to draft a
Homeowners Association document to ensure protection and maintenance ofcommon
areas.
It was the consensus of the Planning Board to make this a preliminary approval until
Mr. Conte's attorney produces Homeowner Association documents.
