2000.05.10_PB_Minutes_Regularr ' • TOWN OF HIGHLAND BEACH PLANNING BOARD REGULAR MEETING MINUTES Wednesday, May 10, 2000 9:30 A.M. Chairman Alfred E. Bresnahan called the Regular Meeting to order in Commission Chambers at 9:30 A.M. Deputy Town Clerk Jane Dillon called the roll. Present were Chairman Bresnahan, Vice Chair Gerald Church, Members S. Myron Browner, Harold Hagelmann and Neil W. Burd. Guido Teichner and Eugene Diliberto were absent. Also present were Building Official Bob Dawson, Town Attorney Thomas Sliney and members of the general public. Chairman Bresnahan welcomed new Member Neil W. Burd. Mr. Dawson introduced Richard Olbrych who will be working with the Building Department as a field inspector. APPROVAL OF MINUTES Upon MOTION by MR. HAGELMANN/MR. BROWNER, the minutes of the April 12, 2000 Regular Meeting were unanimously approved. NEW BUSINESS PRELIMINARY REVIEW FOR PARTIAL DEMOLITION OF EXISTING HOUSE; CONSTRUCTION OF A NEW SINGLE FAMILY HOUSE FOR PROPERTY LOCATED AT • 4326 TRANQUILITY DRIVE. OWNER/APPLICANT: JEFFERY SAMUELS. Mr. Samuels present his proposed plans to the Board, stating that the new house will be constructed on existing foundation, which will be raised 12", and utilize some existing walls. After all questions were satisfactorily answered, the following MOTION was made by MR. HAGELMANN/MR. BROWNER: THE PLANNING BOARD GRANTS FINAL APPROVAL FOR PARTIAL DEMOLITION OF EXISTING HOUSE; CONSTRUCTION OF A NEW SINGLE FAMILY HOUSE FOR PROPERTY LOCATED AT 4326 TRANQUILITY DRIVE. OWNER/APPLICANT: JEFFERY SAMUELS. MOTION met with unanimous approval. PRELIMINARY REVIEW FOR UTILITY STORAGE UNIT FOR PROPERTY LOCATED AT 2635 S. OCEAN BLVD.,BYRD BEACH ESTATES LOT 5. APPLICANT: BOCA CONTRACTING / OWNER: JOHN CALDWELL. Mr. John Nevins presented application on behalf of Mr. Caldwell, and explained that this will be a 9x14x12 storage unit for lawn furniture, BBQ, etc., It will be attached to the existing house, in the same mediterranean style. There was discussion as to how this may affect setback requirements which may have been put in place when the originally planned cabana was approved for same location, and how this may apply to the utility shed. The Members asked to • see the survey of the property at a future meeting, and that Mr. Dawson review plans and present his findings to the Board. ~~g • Board May 10 2000 Paste 2 of 2 OLD BUSINESS Mr. .Chuck Johnson was present to discuss his plans for the attachments between the houses within the Byrd Beach Estate project. Mr. Johnson plans to utilize masonry walls with wrought iron gates for a pleasing look. There will be some retaining walls and at one house, a privacy fence. There was discussion about connection of the West side houses to the East side houses over the interior roadway, and it was suggested that Mr. Johnson may want to go before the Board of Adjustment for a variance to omit the connection between the two sections. This would allow easier access for fire vehicles, and make the project look more attractive aesthetically. Mr. Johnson stated that he can easily conform to the original approval of attachments with the West side houses, and was open to the suggestion of obtaining a variance for omission of attachment to the East houses. Attorney Sliney suggested Mr. Johnson submit in writing to the Planning Board his exact attachments between the West houses, and that he apply for a Variance regarding the attachment to the East section. • OTHER BUSINESS Chairman Bresnahan noted that Mr. Diliberto has been absent for the last several meetings, and he has been made aware that Mr. Diliberto wishes to resign from the Board. As a resignation letter has not yet been received, the Board recommended a letter be sent to Mr. Diliberto which he may sign to formerly resign from the Board, should he so desire.
