Chairman Harold R. Hagelmann called the Regular Meeting to order in Commission
Chambers at 9:30 a.m. Present were, Chairman Hagelmann, Vice-Chair Gerald B.
Church, Members Neil W. Burd, Theresa M. Colarullo, Leonard D. Bell, Victor P. Hadeed
and Eugene Diliberto. Also present were Town Attorney Thomas E. Sliney and Building
Official Robert Dawson.
APPROVAL OF MINUTES
Upon MOTION by MRS. COLARULLO/MR. HADEED, the Minutes of the April 10, 2002
Regular Meeting were unanimously approved.
NEW BUSINESS
PRELIMINARY REVIEW FOR CONSTRUCTION OF A NEW RESIDENCE FOR
PROPERTY LOCATED AT 2624 SOUTH OCEAN BLVD.
APPLICANT: A & S CUSTOM HOMES CORP.
• Application was presented by builder Steven Juncman who noted that a previous
variance had been granted for subject property setbacks, including reduced setback for
pool. After review of plans and questions answered, the following MOTION was made
by MR. BURD/MRS. COLARULLO:
THE PLANNING BOARD GRANTS FINAL APPROVAL FOR
CONSTRUCTION OF A NEW RESIDENCE FOR PROPERTY LOCATED
AT 2624 SOUTH OCEAN BLVD., AS PER PREVIOUS VARIANCE
GRANTED. APPLICANT: A&S CUSTOM HOMES CORP.
Motion passed with unanimous vote.
PRELIMINARY REVIEW FOR CONSTRUCTION OF A NEW RESIDENCE FOR
PROPERTY LOCATED AT 2629 SOUTH OCEAN BLVD; BYRD BEACH ESTATES,
LOT 2. APPLICANT: SEAWOOD BUILDERS, INC.
Dan Mahony of Seawood builders presented application to the Board.
After some general questions were answered, the following MOTION was made by MR.
CHURCH/MR. DILIBERTO:
THE PLANNING BOARD GRANTS FINAL APPROVAL FOR
CONSTRUCTION OF A NEW RESIDENCE FOR PROPERTY LOCATED
• AT 2629 SOUTH OCEAN BLVD; BYRD BEACH ESTATES, LOT 2.
APPLICANT: SEAWOOD BUILDERS, INC.

Motion passed with a unanimous vote.
PRELIMINARY REVIEW FOR CONSTRUCTION OF A NEW SINGLE FAMILY HOME
FOR PROPERTY LOCATED AT 2363 S. OCEAN BLVD.
APPLICANT: NEW MILLENNIUM BUILDERS, INC.
Representative from New Millennium Builders was present, and it was noted that this
project would also include a demolition of existing house. After questions were
satisfactorily answered, the following MOTION was made by MR. CHURCH/MRS.
COLARULLO:
THE PLANNING BOARD GRANTS FINAL APPROVAL FOR
DEMOLITION OF EXISTING HOUSE AND CONSTRUCTION OF A NEW
SINGLE FAMILY HOME FOR PROPERTY LOCATED AT 2363 S. OCEAN
BLVD. APPLICANT: NEW MILLENNIUM BUILDERS, INC.
Motion passed with a unanimous vote.
OTHER BUSINESS
• Building Official Robert Dawson introduced Gilbert Landres of the Palm Beach County
Licensing Board. Mr. Landres spoke to the board on licensing issues.
ADJOURNMENT
With no further business to come before the Board, MOTION to adjourn was made by
MR. HADEED/MR. BELL at 10:25 a.m.
