PLANNING BOARD
REGULAR MEETING MINUTES
Wednesday, Auril 13, 2005 9.30 a m
Chairman Neil W. Burd called the Regular Meeting to order in Commission Chambers
at 9:35 a.m. Present were Vice Chair Theresa M. Colarullo, Gerald B. Church, Victor
P. Hadeed, Louis P. Stern and Leonard O. Townsend. Leonard D. Bell was absent.
Also present was Town Attorney Thomas E. Sliney, Building Official Robert Dawson and
members of the general public.
NEW BUSINESS
FINAL REVIEW FOR DEMOLITION OF EXISTING HOUSE AND CONSTRUCTION OF
ANEW SINGLE FAMILY RESIDENCE FOR PROPERTY LOCATED AT 4201 S. OCEAN
BLVD. OWNER/APPLICANT: AUGUST A. DiRENZO.
Mr. Bill Szymanski, contractor answered questions by the Board. After reviewing the
plans, the following MOTION was made by MR. STERN/MRS. COLARULLO:
THE PLANNING BOARD GRANTS FINAL APPROVAL FOR
• DEMOLITION OF EXISTING HOUSE AND CONSTRUCTION OF A NEW
SINGLE FAMILY RESIDENCE FOR PROPERTY LOCATED AT 4201 S.
OCEAN BLVD. OWNER/APPLICANT: AUGUST A. DiRENZO.
MOTION carried unanimously.
FINAL REVIEW FOR A DECK AND CLOSED ADDITION OVER EXISTING GARAGE,
FOR PROPERTY LOCATED AT 4304 INTRACOASTAL DRIVE, BEL LIDO. OWNER:
MICHAELSHEINSON;APPLICANT: FRANKMARCUCOLLAGENERALCONTRACTOR.
Paul Marcucolla presented application to the Board. After all questions were answered,
and plans reviewed, the following MOTION was made by MR. HADEED/MRS.
COLARULLO:

AND CLOSED ADDITION OVER EXISTING GARAGE, FOR PROPERTY
LOCATED AT 4304 INTRACOASTAL DRIVE, BEL LIDO. OWNER:
MICHAEL SHEINSON; APPLICANT: FRANK MARCUCOLLA GENERAL
CONTRACTOR. MOTION carried unanimously.
FINAL REVIEW FOR CONSTRUCTION OF A NEW THREE STORY SINGLE FAMILY
• HOUSE, FOR PROPERTY LOCATED AT 4307 INTRACOASTAL DRIVE. OWNER:
ALLAN & KAREN GOLDSTEIN; APPLICANT: FRANKEL HOMES LIMITED, INC.

Application was presented by Larry Frankel, contractor, for this house, noting its unusual
architecture with a turret. The board reviewed the plans, and the following MOTION was
made by MR. TOWNSEND/MR. HADEED:
FINAL REVIEW FOR CONSTRUCTION OF A NEW THREE STORY
SINGLE FAMILY HOUSE, FOR PROPERTY LOCATED AT 4307
INTRACOASTAL DRIVE. OWNER: ALLAN & KAREN GOLDSTEIN;
APPLICANT: FRANKEL HOMES LIMITED, INC.
MOTION carried unanimously.
OTHER BUSINESS
MEMORANDUM FROM JOSEPH SARUBBI, CHAIR BOARD OF ADJUSTMENT, RE
SETBACKS FOR SWIMMING POOLS.
After lengthy discussion MOTION was made by MR. CHURCH/MRS. COLARULLO to
retain existing setback of ten (10) feet, and if a homeowner claims a hardship, they may
apply for a variance with the Board of Adjustment.
• MOTION carried unanimously.
A date of May 18 was set for a Special Meeting to address items within Chapter 30 of
the Town Code.
ADJOURNMENT
With no further business to come before the Board, MOTION to adjourn was made by
MR. STERN/MR. CHURCH at 10:00 a.m.

Memo To: Highland Beach Planning Board

Board of Adjustment
At a public hearing on March 1, 2005, the Board of Adjustment heard a request to reduce
the setback from ten (10) feet to five (5) feet on Town Code Chapter 30, Section 68, (F)
(1) A, Swimming Pools.
After the hearing, members of the Board requested that I go to the Town Commission
meeting to request a review be made to the Town Cade on Swimming Pools from 10 feet
to 5 feet where there is no impediment to neighbors, open pool and particularly towards
• water such as the Intracoastal.
The Town Commissioners requested that I submit this request in writing to the Planning
Board for their consideration.
