Miss Dean Pochna in a telephone conversation stated she felt the
Community Board was delaying approval of the sign re ;ueated for the
former Winterhalter property, although we had asked her to appear in
person tc discuss the matter which to date she had not done . Ho:•:ever
she stated she would remove the "For Sale" sign and reels that the
units will be cospletely sold out very shortly .
Mr. Dave Martin representing Boca-Hi appeared at 8:40 P .M. to answer
questions directed to him by the Board relative to the Plaza area
and under cover parking below; a studied planting of sreenery along
AIA to give ccntinuity tc the area; the appearance of too much
• concrete in the heicht and length of the buildings, and the possi-
bility that granting a. variance would serve as a precedent to other
builders .
Mr. Dave Martin stated that although their density was lcwer tian
required, if tney were not allowed the hei ht and len:-th in the
buildings as planned, it :night be necessary to eliminate the North
marina and cuild another building to get the same number of units,
even though there were 100 less than ori'inally scheduled .
After further discussion a motion was made by Mr. Rex, seconded by
Mr. Walsh, as follows: (1) Approval of the plan, contingent on the
statement of our Town Attorney that this would not serve as a
precedent which would allow future builders to demand and receive
variances of a like or similar nature . (2) That a 'lan for the
development ^f the East side of AIA be made as a part of the final
approval. (3) That a dense barrier strip of foliage west of AIA be
planed to shield the view of the buildings from AIA, and that these
olans !ho Id be made befcre fin=:,l approval is given .
Mrs . Stewart proposed an amendment to this as follows : The barrier
strips are to be at least 20' wide and with a set back from the AIA
highway allowing for its future possible widening . Amendment welp
