in Town Hall Conference Room
Upon roll call the follywing members answered as present: Mrs. B$tewart, Mrs. Becker,
and Messrs. Rex, Johnson and Beekman
(ITEM NUMBER 1: BOCA —HI BEACH ENTRANCE GATES — FINAL APPROVAL
Present on behalf of the project were Mr. William Johnson, Developer, and David
Martin, Architect. No unfavorable comments were heard. The gates were unanimously
approved as submitted after a motion to approve was made by Nr. Beekman and seconded by
Mr. Rex.
ITEM NUMBER 2r Winterhalter Club — Sign on West Side
No one appeared at the meeting to represent this project. There was considerable
discussion because the proposed sign exceeds the limits of the sign ordinance. Mr. Beekman
moved to table the request until the next meeting so that the applicant could appear. Mr.
Johnson seconded. Voting Aye were Mrs. Stewart, Mrs. Becker, Mr. Beekman and Mr.
Johnson. Vthti.ng Nay was Mr. Rex.
ITEM NU1.BER 3: Minutes
Minutes of Community Appearance Board meetings held on September 27th and October 25th,
1973, were read, and accepted as read with one small correction in Oct. 25th minutes.
ITEM NUMBER 4: Antigua East — Final Review of Building and Landscaping Plans
The project was represented by Ronald Markham and Jack Madigan. Although the agenda
had scheduled this item for hearing at 7:45 P.P. the board decided not to begin its
discussion until 7:50 P.M. when the developers arrived. The following items were subject
of discussion between board members and developers representatives:
(a Concrete pull—off zones around entry—way —
rnb Surface of roofs of parking decks on East side
(d c Use of bronze Solar glass
Mansard roof on East building vs. flat roof on West building
(e) Lack of adequate planting material in street side sections.
f) Questionable use of Ficus trees and Malaleuca trees
(g) Lack of salt tolerance on Phoenix palms on ocean site
(h) Ocean access — steps and path to protect the bank
(i) Don Rex will check to see that 10%(ten percent) of p rking area is in living
landscape per CAB criteria
(j) No signs were shown or submitted for approval

Existing Seagrape trees on East Lot, North property line are to be saved
It was agreed that a Special meeting of the Appearance Board with this projects
representatives will be held at 7:00 P.M. on Thursday, December 6th at Town Hall, at which
time the Developer will also have present his architect and Landscape architect
OLD BUSINESS:
1. HOLIDAY INN — will have to use approved landscape plan — Mrs. Stewart will do inspection
and match to specs — will report Dec. 6th
2. TOWN HALL LANDSCAPING — Contract has been let and Mr. gangue will start work soon.
3. PARKER TREE CASE — Mr. Parker was fined $180.00
4. OLIVER HOFFMAN — Received RPUD approval from PAAttning and Zoning Board, with changes as
recoAmended by Appearance Board. If Marina is not approved by the State it will
be filled in and landscaped.
App BUSINESS:
Catholic Church property — Permit was given for fill — permit expired — Commission
granted continuation fill rights. Mr. Johnson moved that a letter be written asking what
their plans are to complete parking and landscaping of vacant land. Mr. Beekman seconded.
