Chairman Schubert called the meeting to order at 7:07 p.m. The agenda is

Present: B. J. Stewart, J. Becker, J. M. Schubert,
A. Leng.
Absent: D. K. Rex, N. Hile, G. G. Lorenz.
Town Manager E. W. Roberts attended in audience.
MINUTES
Following examination of minutes of April 26, 1979, motion was made by
B. J. Stewart, seconded by J. Becker to accept minutes as amended. All
aye votes.
Minutes of the field trip held May 8, 1979, were examined. Motion by
A. Leng, seconded by B. J. Stewart to approve minutes as amended. All
aye votes .
Town Manager E. W. Roberts, in audience, distributed copies of booklets
prepared by the Florida Division of Forestry, "Recommended Trees for
home planting in this area" , "A Guide to Tolerances of Selected Trees and
Shrubs for Florida" , and a copy of an article by Mrs. Szabo, printed on
May 15, 1979, in the Boca Raton News.
At Chairman Schubert ' s request, Mrs. Roberts addressed the members of the
Board and made the following recommendations:
Follow Robert' s Rules. Speak through the Chairman.
Follow the Robert' s Rules format.
Review all material prior to meetings . Be prepared.
Know Town Lot locations .
Note when meetings are scheduled.
Have a CAB member accompany the Building Official
on final c/o inspections. (Mrs. Roberts noted that
the Building Official, Francis Hamzik, is following
a procedure of not issuing any temporary certificates
of occupancy. )
Maintain a consistent attitude toward developers .
Reject applications until all requirements are
fulfilled.
Stick to your purview. Don' t get into construction
or zoning matters .
Maintain a calm attitude toward applicants.
All complaints are to be forwarded to Mrs . Roberts .
Mrs . Roberts suggested the members of the CAB consider the election of
a Board Secretary in addition to Chairman and Vice Chairman.
Relative to CAB approval for structural changes on existing buildings,
Mrs. Roberts advised contacting the Town Attorney or the Town Commission
for an opinion.

In reply to Chairman Schubert' s question, Mrs. Roberts advised that any
applications for sign approval received by the CAB with unacceptable
* applications
should be referred to the Town Manager for consultation with
the Building Official before a meeting.
Mrs. Roberts inquired if members came to the Town Hall to examine plans
prior to meetings and was advised this was done.
A general discussion was held at the conclusion of Mrs. Roberts ' address .
Members indicated a need for a two week period between agenda closing and
meetings.
It was suggested that two sets of plans be kept in the building department.
One set of plans, the master set, to remain in the cardboard plan holder
and used at the CAB meetings . The second set of plans is to be kept in
the CAB box at the building department.
At 8: 35 p.m. , following the conclusion of the discussion with Mrs. Roberts,
examination was made of the presentation by Canstate Realty.
LOT #102 EAST. CANSTATE REALTY. "BEACH WALK" . MR. CHARLES TOTH,
MR. TARMO PURRE, MR. CHARLES GENTILE, REPRESENTATIVES PRESENT.
Mr. Gentile presented revised tree survey showing trees to be relocated and
/"driveway change. Mrs . Stewart recommended that Mr. Gentile contact Mr.
Atkins for the purpose of identifying those trees not properly identified
previously.
Mr. Schubert indicated the changes requested by the CAB had been made and
asked if the members of the Board present were prepared to review the land-
scape plan presented and to have a vote.
Members of the Board examined the landscape plan. The proposed slatted wood
roof top was discussed at length. The wood deck on boardwalk will have a
partial wall and have bronze anodized aluminum railing as indicated on plan.
The pool deck is to be exposed aggregate. The coping is to be brown brick,
similar to the tile in color . Tile is to be dark brown. All garage doors
will be aluminum roll up ventilated automatic doors .
Following discussion of need for approval of landscape plan prior to obtain-
ing foundation permit, and consideration of slatted wood roof top on pro-
posed parking area, motion was made by J. Becker, seconded by A. Leng, to
approve the building, not to approve the roof of parking garages and shuffle-
board courts . The CAB would like to see alternatives at the next regular
meeting, scheduled for May 31, 1979. Mr. Schubert, Mrs. Becker, Mrs. Stewart,
Mrs. Leng, voted aye .

SALES TRAILER . LOT #102 WEST. BOARD DECISION AND VOTING. CANSTATE REALTY.
Motion made by A. Leng, seconded by B. J. Stewart, to approve sales trailer
on the west side. All aye votes. Revised plans include outdoor lights.
The Board recommended that the site be staked out so that the Community
Appearance Board can determine which trees will be saved. Mr. Gentile
advised he would contact a Board member to accompany him and advise him
of those trees the Board members feel should be saved or relocated. A re-
vised plan will be submitted to the building department for examination at
the next Community Appearance Board meeting scheduled for Thursday, May 31,
1979.
ADJOURNMENT
Motion by B. J. Stewart, seconded by A. Leng, to adjourn the special meeting.
All aye votes. The meeting was adjourned at 11:05 p.m.
The next regular meeting of the Community Appearance Board is scheduled for
Thursday, May 31, 1979, at 7:00 p.m. The Agenda closes at Noon, Thursday,
May 24, 1979.
