WUNDERLICH. e„` Chairman Schubert called the meeting to order at 7:40 p.m. The agenda is attachment "'A" . Present: J. M. Schubert, A. Leng, J. Becker, B. J. Stewart. Absent: N. Hile, G. G. Lorenz. MINUTES Chairman Schubert noted the first order of business to be ex3mination of minutes of the meeting of July 26, 1979 . Following reading of the minutes by members present, Mrs . Leng moved to accept the minutes as read. Mr. Schubert seconded. Mrs . Leng and Mr. Schubert voted aye to approve the minutes, Mrs . Stewart and Mrs . Becker abstained. Minutes of the Workshop Meeting held August 3, 1979, for Certificate of Occupancy Inspection,Hawkins, Lot #10, 1118 Bel Air Drive, Tri Plex, were read by members present. Mrs . Stewart moved to approve the minutes as presented, Mrs. Leng seconded. Mr. Schubert voted aye, Mrs . Leng, voted aye, Mrs . Becker voted aye and Mrs. Stewart voted aye. BELLAS APTS . GENERAL COMMENTS OF THE BOARD Mr. Jack Lotz, Ocean Pines resident, in audience, questioned the effect of car headlights on windows at Ocean Pines resulting from use of exterior parking area at proposed Ocean Dunes, Lot #106 East. Following discussion, CAB members present recommended planting shrubs to hide wall area and to shield the pool area at Ocean Pines on the north. GENERAL COMMENTS OF THE BOARD Recommendation was made that Board members inspect site before next scheduled meeting of the CAB. Application for review made by Mr . and Mrs . Travieso is to be scheduled first on the agenda for the September meeting . INSPECTIONS - CERTIFICATES OF OCCUPANCY WUNDERLICH, W. LOT 2 BLOCK 2, 4222 SOUTH OCEAN BLVD. FOUR PLEX - NO REPRESENTATIVES PRESENT. REPORT BY AMELIE LENG . C/O not approved. Reasons - 1. Pool filter not hidden as shown on plans . 2 . Garbage cans not in same place as plans, presently beside the pool, not attractive or healthy. 3 . Need two sabal palms near pool filter - four shown on plans, presently just two at dock area . 4 . Need 14 ft. schefflera on south side. 5 . Property to north very unkempt - bushes and trees on plan not r"1 planted, i.e. , gumbo ' s. NEW BUSINESS BOCA HIGHLAND - LOT #2 - DALTON PLACE GARAGE - LANDSCAPE CHANGE A general discussion took place relative to a request made by Mr. Byron Maharrey of Boca Highland, Inc. , for approval of landscape change at the Dalton Place site . Mrs. Leng indicated she had inspected the site with Mr. Maharrey and recommended that tall plantings of oleander be used to cover openings in garage wall. At the conclusion of the discussion, members agreed to locate plans and minutes of the CAB meeting held Sept- ember 29, 1977, for further examination. Members discussed the question of inspections for certificate of occupancy approval in instances where a large project is to be inspected. It was agreed a large project might be best covered by more than one member of the CAB. ADJOURNMENT The certificate of occupancy schedule distributed July 26, 1979, indicates Mr. Hile or Mrs. Becker will make inspections during September . The next regular meeting of the Community Appearance Board is scheduled ,' for Thursday, September 27, 1979, at 7 :30 p.m. The Agenda closes on Thursday, September 13, 1979, at noon. INSPECTION - CERTIFICATE OF OCCUPANCY - HAWKINS - LOT #10 - 1118 BEL AIR DRIVE. TRI PLEX. riN Members of the Community Appearance Board met with Building Official F. Hamzik, on August 3, 1979 to inspect the structure located at 1118 Bel Air Drive, Lot #10, Highland Beach for a Certificate of Occupancy. Present: J . M. Schubert, B. J. Stewart, N. Hile, G. G. Lorenz . Following examination and discussion of existing landscaping and structure, motion was made by Mr. Hile, second by Mrs . Stewart, to approve the structure. All aye votes, Mrs . Stewart, Mr. Lorenz, Mr. Hile, Mr. Schubert. Motion was made by Mrs . Stewart, second by Mr. Hile that landscaping as now planted is unacceptable to the Community Appearance Board since it does not conform with the plans approved by the Board. The builder has the option of conforming with the original plan or submitting a new plan to the Community Appearance Board for approval.
