1980.07.10_CAB_Minutes_Regular MINUTES : COMMUNITY APPEARANCE BOARD, FIELD TRIP. C/O INSPECTION, DALTON PLACE, BOCA HIGHLAND, JULY 10, 1980. Members of the Community Appearance Board met at Boca Highland, S/Ocean Boulevard, to inspect project "Dalton Place" prior to issuance of a final certificate of occupancy by the Building Department. Present: B. J. Stewart, N. Hile, A. Leng, G. G. Lorenz, N. C. Martin and A. M. Giglio. Following inspection tour, Mr. Lorenz moved that in spite of the changes in the building, the exterior of the building be approved. This includes the parking garage at Dalton Place. Mr. Hile seconded. Mrs. Leng, Mr. Hile, Mrs . Martin, Mrs. Stewart and Mr. Lorenz voted aye for approval. C L4c,t1 .fks*L O//i Mr. Hile moved that the landscaping .en a e-est—side as presently planted not be approved, seconded by Mr. Lorenz. Mrs. Martin, Mrs. Stewart, Mr. Hile, Mrs. Leng and Mr. Lorenz voted aye. GENERAL COMMENTS OF THE BOARD Lighting will conform to existing site lighting. Mrs . Stewart referenced a notation made September 29, 1977 on the lighting plan. BOARD DECISION AND VOTING Motion by Mr. Hile that lighting plan as built is not the same as the lighting plan approved and that it be made to conform with the originally approved plan. Second Mrs . Leng. All aye votes, Mrs. Stewart, Mrs. Leng, Mrs. Martin, Mr. Hile and Mr. Lorenz. Recommendations were made to cover all garage holes with shrubbery, both east and west sides, to match existing planting . Add canopy trees, at A and B, indicated on plan. Add color wherever feasible, screen teledyne marked by cedar at west end. Mr. Hile made the following observations : Page Ll of 3/6/79, Robert Mizell' s landscape plan, west side rear of garage, no plantings exist and those that are on the approved plan should be put in position. Dead tree on south side of pool which shall be replaced. Adjacent to it, only one sea grape, 10 ft. high. Plan calls for three sea grapes 14 and 16 ft. high. 1 silver buttonwood in the pool area is called for, is not there and should be. Plan calls for three 16 to 20 ft. sabal palms on the north side of the pool, there are only two. One mahogany tree 14 to 16 ft. is called for and is not there. 3 sabal palms 12 to 20 ft. are called for, there is one only. Reinforcing bars are showing in the concrete near the pool area, should be replaced. The east entrance to the building has been changed substantially C' from the original plan. Revised plans show two islands at northern side parking area . There are none. There is no grass, the whole perimeter is unfinished, no canopy trees, and exposed piping and debris are present. Proceeding eastward the large landscaped area is all in poor condition, apparently needs water and fertilizer. There is no mound, a five ft. mound is called for . One of three coconut palms is dead. Ligustrum is deficient in numbers, with few scaviola rather than 20 as called for. This is a partial list of some of the changes and eliminations, not a total list. Mrs . Leng recommended that a letter be sent to Boca Highland indicating findings with aninvitation to them to observe CAB comments on the plan and to meet with us at our office. It was unanimously agreed by members present to follow Mrs . Leng ' s recommendation. Attachment. ADJOURNMENT Mr. Lorenz moved to adjourn the C/O inspection meeting, Mr. Hile seconded. Mrs. Leng, Mrs. Martin, Mrs. Stewart, Mr. Hile and Mr. Lorenz voted aye for adjournment. The next meeting of the Community Appearance Board is scheduled for Thurs- r, day July 31, 1980, at 7 :30 p.m.
