MINUTES : COMMUNITY APPEARANCE BOARD, REGULAR MEETING. (OCTOBER) HELD
NOVEMBER 5, 1980. BOCA HI (DALTON PLACE C/O) CARRON HOUSE.

Chairman B. J. Stewart called the meeting to order at 7 : 30 p.m. , advising
this was a regular meeting of the Community Appearance Board. The Agenda
is attached.
Present: B. J. Stewart, A. Leng, N. Hite, G. G. Lorenz,
N. C. Martin, A. Giglio, D. A. Conte.
MINUTES
Minutes of the meeting of September 25, 1980, previously examined, were
reviewed. Mr. Hile moved to approve the minutes, Mrs. Giglio seconded the
motion. Mr. Hile, Mr. Lorenz, Mrs. Stewart, Mrs . Martin and Mrs. Leng
voted aye.
Chairman Stewart read minutes of October 6, 1980. Mr. Hile moved to
approve the minutes as read, Mrs. Leng seconded the motion. Mrs. Leng,
Mr. Lorenz, Mr. Hile, Mrs. Martin and Mrs. Stewart voted aye.

ROCHESTER, QUALITY CONTROL ENGINEER; MR. RICHARD RODGERS, PRESIDENT;
MR. ROBERT G. MIZELLE, LANDSCAPE ARCHITECT, REPRESENTATIVES PRESENT.
GENERAL COMMENTS OF THE BOARD
CAB Chairman Stewart recommended that members contact one or more of the
representatives present, to arrange an inspection tour of the site. Report
to be made at next meeting, indicating results of site inspection to be
made by members. No action taken.

GENERAL COMMENTS OF THE BOARD
Board recommended that Mr. Seymour do a study on the garage and return at
a later date. Elevations, lighting schedule and entrance plans needed.
Mr. Rodgers noted plans presented for Carron House are new design.
BOARD DECISION AND VOTING
Motion by Mr. Lorenz, second by Mr . Norman Hile to table building and
landscape plans until a later date. All aye votes, Mrs. Martin, Mrs. Leng,
Mrs. Stewart Mr. Hile and Mr. Lorenz. Mr. Larry Meinstein, present, of
Parker Highland Inc. , noted problem concerning trees on Lot 13 West. Trees
must be moved to accomodate present developer (Boca Highland) .
Mr. Rodgers advised that Mr. Meinstein has offered to replace trees with
equal or better. Mr. Rodgers indicated that a need for additional tennis
courts requires that construction not be delayed at this time. A tree
survey is required.

Mr. Hile advised Mr. Richard Rodgers of the' following actions to be taken
by Boca-Hi before further consideration can be given to approval of the
Carron House project: '
1. Submit a survey of existing trees on the project, including those
trees being held on the project for subsequent use by the Parker East
project.
2 . Provide examples of proposed lighting, colors, etc. , as required in
the project application.
3. A construction fence is to be erected on the north end of the project.
4. The parking plan will be reworked with a view toward providing more
acceptable landscaping both within the project and along State Road AlA
from the Boca Hi entrance to the Boca Cove project. Letter dated November

Motion by Mr. Hile, second, Mrs. Giglio, to approve landscaping as re-
vised with provision that it be followed up by watering and fertilizing.
All aye votes, Mr. Lorenz, Mrs . Martin, Mr. Hite, Mrs. Leng, Mrs. Stewart.

GENERAL COMMENTS OF THE BOARD
Chairman Stewart noted that the Hidden Harbor project has a tree clause in
the original RPUD, copy attached.

NEW BUSINESS
Members of the Board agreed to adopt a policy of having the member (s) who
make the C/O inspection supply a written statement with any conditions or
qualifications, to the owner. This statement to indicate conditions or
qualifications as they apply to the C/O inspection.

MrSir-erinie is assigned to make C/O inspections for December,
Mr. Hile will inspect the seagrape at the Townhouses of Highland Beach
and report.
Mrs. Giglio will check the "Le Concorde" site, Lots 87/89 East and with
the Turner Nursery on the status of landscaping being held for the project.
Mr. Lorenz will contact Mr. Alex Marsh at the Audubon Society meeting on
Thursday, November 6, 1980.
Mr. Hile and Mrs . Martin will examine plans during December.
Boca Highland will contact tree expert and provide the Community Appearance
Board with a tree survey of Lot 13 West, project "Carron House" .
^ Members of the Community Appearance Board have been invited to attend the
next regular meeting of the Planning Commission, scheduled to be held on
Wednesday, November 12, 1980, at 10:00 a .m. (Mrs . Stewart, Mrs. Martin,
Mrs. Giglio and Mr. Lorenz attended the Planning Commission meeting on
November 12, 1980) .
ADJOURNMENT
Mr. Hile moved for adjournment, Mrs. Leng seconded. Mrs . Martin, Mrs.
Stewart, Mr. Lorenz, Mr. Hile and Mrs. Leng voted aye. The meeting was
adjourned at 11 :00 p.m.
The next regular meeting of the CAB is scheduled for Thursday, December 18,
1980, at 7 :30 p.m. The agenda closes at Noon on Wednesday, December 3, 1980.
