Chairman Amelie Leng called the regular meeting to order at 7: 30 p.m.

MINUTES
Minutes of April 30, 1981, were presented for approval. Mrs. Martin in-
dicated the original wording of the motion for "Hidden Harbor Club" , page
2 , paragraph 2, be changed to read "Motion by Mr. Conte, second, Mrs .
Rome, to table plans for "Hidden Harbor Club" Phase I, until such time
as the Planning Commission approves the site plan. Lighting plan and
irrigation system plans are also required. " Motion by Mrs. Martin that
the minutes be approved as changed, second, Mr. Conte. All aye votes,
Mr. Conte, Mrs. Martin, Mrs . Leng, Mrs. Giglio, Mr. Lorenz.

Mrs . Martin moved "that the revised landscape plan be approved with notes
as written and signed on the plan, and that lighting be identical as that
on the previously approved plan. " All aye votes, Mr. Conte, Mr. Lorenz,
Mrs. Giglio, Mrs . Martin, Mrs. Leng. Seconded by Mrs. Giglio.

GENERAL COMMENTS OF THE BOARD
Plans examined by members of the Board. No action taken.
Chairman Leng advised Secretary Marilyn Zarcone that the Community
Appearance Board would like one more copy (from the Town Commission) , of
the memorandum on "Light Intensity" and one extra copy of minutes for Mrs.
Rome.
Chairman Leng noted receipt of letter from Town Attorney T. E. Sliney

The report made by Mr. Lorenz on the inspection made by Mrs. Martin, Mr.
Schneider, Mr. Lorenz and Mrs. Giglio, at the Trafalgar Condominium, on
May 27, 1981, at 10:00 a.m. , was submitted. Copy of the report is attached.
Following discussion, motion was made by Mrs. Giglio that the deficiencies
noted be corrected before a c/o is recommended. Mrs. Martin seconded. All
aye votes, Mr. Lorenz, Mr. Conte, Mrs. Giglio, Mrs . Martin and Mrs . Leng.

DALTON PLACE. 4748 S/0 BLVD. INSPECTION REPORT, N. C. MARTIN
Mrs. Martin read report on inspection made at Dalton Place. Following
lengthy discussion and review, motion was made by Mr. Lorenz, seconded by
Mrs . Martin, "that the Certificate of Occupancy not be granted to Dalton
Place because the lighting does not meet .the r000sed amendment to the
Town Code, made by Mr. Sliney," e c cp, s C-ei r ,*i g

not be above the first level. The criteria of the CAB reads, "Lighting
is not to be used as a form of advertising incompatible to the neighborhood
or in a manner that attracts considerably more attention to the building
at night than in the day. Lighting following the form of the building or
part of the building will not be allowed if the overall effect will be
garish or detrimental to the neighborhood. "
"Upon inspections on several occasions, a portion of the landscaping does
not meet all of our criteria, and we now feel that the Dalton Place Condo-
minium Association should be responsible for improving this situation. "
