REGULAR MEETING - MINUTES
Thtrsday, June 27, 1991 9: 30 A.M.
Chairm.in Guy Galizia called the Regular Meeting to order in Commission
Chambers at 9: 30 A.M.
Deputy Town Clerk Doris Trinley called the roll . Present were the
Chairman , Regular Members John W. Littlejohn and Elvine Gordon and Al-
ternate Member Frank Arenella . Regular Members Paul Heetmann and Doris
Perrone were absent , as was Alternate Member Yvonne Marie Petritz.
Also present were Building Official Harry Heithaus and members of the
general public .
The Chairman welcomed Mrs. Gordon to the Board as a Regular Member and
advised that Mr . Arenella would sit as a Regular Member for this meet-
ing .
Upon MOTION by Mr . Littlejohn/Mr . Arenella, the Minutes of the Regular
Meeting of May 30, 1991 were unanimously approved .
NEW BUSINESS
Amended Review of Landscape Plans for Duplex at 4214 S. Ocean Blvd . ,
Block 2, Lot 4, Bel Lido . Submitted by Reese McCauley Quality Homes ,
Inc . for Van Duren/Chernalis (Owners) .
Chairman Galizia advised he had visited the property, along with Mrs .
Gordon and Mr . Arenella , and said they had measured the driveways at
18 ' wide each , which was noted as being inconsistent with other proper-
ties in the area . Before discussion began regarding their views on
this and other areas they had inspected , Building Official Heithaus
asked to be heard regarding a disparity as to what actually existed and
what was shown on plans to be reviewed today.
Mr . Heithaus said it would be advantageous for all concerned on the
project to satisfy before the Board today the difference in the width
of the driveways between the bike path and AlA as it now exists versus
the scale shown on the amended plans. Substantial discussion took
place in this regard , with the chalkboard being utilized for visualiza-
tion and Mr . Heithaus advising that the scale showed 14 '6" and 14 ' 9"
for driveway widths, with a 5 ' center . He commented that previously
approved plans had shown 16 ' driveways with a 4 ' center and said that
in actuality the driveways, as Mr . Galizia had noted , were 18 ' wide
with a 5 ' 6" center aisle, making a total of 41 '6" in the DOT right-of-
way. Therefore, he suggested that in order to have the amended plans
t appoved in a timely fashion , as well as secure a Certificate of Occu-
pancy from the Community Appearance Board in the future , the applicants

should consider resolving this problem with the Board during the course
of this meeting .
Donald Smith and Bill Watson , representing the owners , joined in the
discussion to answer questions by the Board and ultimately agreed to
reduce the width of the driveways to 16 ' each and widening the center
aisle to 9 ' 6" (sod only; no plantings) .
Doug Greenhut , representing Gazebo Landscape Design , answered questions
raised by the members regarding lack of plantings between the two
garages. Mr . Greenhut said that three palm trees shown on original
plans were eliminated so as not to block views from the patios . How-
ever , it was the Consensus of the members that some type of planting
had to be employed to break the monotony of the total facade . After
some deliberation , Mr . Greenhut agreed to place appropriate plantings
in the area , suggesting adonidia palms would work well . The members
were satisfied with this approach .
Concluding discussion and review, Messrs . Smith and Watson initialed
the plans regarding driveway reduction and center aisle widening and
Mr . Greenhut initialed as to plantings between the garages .

CHANGES AS INITIALED TO BY MESSRS . SMITH AND WATSON, REPRE-
SENTING THE OWNERS , AND MR. GREENHUT, REPRESENTING GAZEBO
LANDSCAPE DESIGN.
Roll call met with unanimous favorable vote .
Preliminary Review of Landscape Plans for Villa Nova Condominium, 3505
S . Ocean Blvd . , Lots 87-89E. Submitted by Gazebo Landscape Design .
Mr . Heithaus said that this project was before the Board for review as
it represented 20% or more of the total landscaping on the property
and , therefore , according to Code, had to be reviewed by the CAB.
Gazebo Landscape Design had also been contracted for this project, and
Mr . Greenhut again represented the firm to answer questions from the
members .
Types and placements of new plantings were discussed and it was noted
that no trees would be placed in front of the existing fountain, as
es" this was a focal point for the building and the Association did not
want it blocked in any way.

It was the Consensus of the members that the plans were well done and
represented an aesthetic improvement to the property. Concluding dis-
cussion, during which it was noted that final approval could be given
at the Board ' s discretion, Mr . Arenella/Mr . Littlejohn made the fol-
lowing MOTION:
THE COMMUNITY APPEARANCE BOARD GIVES FINAL APPROVAL TO
LANDSCAPE PLANS FOR VILLA NOVA CONDOMINIUM, 3505 SOUTH
OCEAN BLVD. , LOTS 87-89E, SHEET L-1, DATED 5/24/91, AS
SUBMITTED BY GAZEBO LANDSCAPE DESIGN.
Roll call vote met with unanimous approval .
GREENING COMMITTEE
Mr . Galizia said there was no formal report from this Committee; how-
ever , for the record he commended former CAB member and Co-Chairman
Frank Savino for his long and dedicated service to this Committee, as
well as the Board . He then explained to the members the work involved
when a resident donates a tree to the community.
s At Mr . Arenella ' s suggestion, the Recording Secretary was asked to pre-
pare a letter of appreciation from the members to Mr . Savino .
OTHER
It was noted that updated Certificate of Occupancy forms had been pre-
pared and the Recording Secretary was asked to supply each member with
copies for their review.
To Mr . Arenella' s observation that there are several dead trees on the
Concordia property (3210-3211 S. Ocean Blvd.) , Mr . Heithaus suggested
that Mike Evert of that firm be contacted; he also noted that replace-
ment would probably be covered under warranty from the landscaper .
The Chairman noted the next meeting is scheduled for July 25, with the
agenda closing on July 11; Mr . Littlejohn was named inspector for July.
There being no further business to come before the Board at this time,
the meeting was adjourned upon MOTION by Mr . Littlejohn/Mr. Arenella at
10: 25 A.M.
