COMMUNITY APPEARANCE BOARD
SPECIAL MEETING - MINUTES
Wednesday , June 30 , 1993 9 : 30 A. M .
Chairman Guy J . Galizia called this Special Meeting to order in Com-
mission Chambers at 9 : 30 A . M . , announcing its purpose was as follows :
RECOMMENDATION RE CERTIFICATE OF OCCUPANCY FOR SINGLE FAMILY
RESIDENCE AT 4301 S . OCEAN BLVD . , LOT 30E . REQUESTED BY TERRE
NEUVE , GENERAL CONTRACTOR.
Deputy Town Clerk Doris Trinley called the roll . Present were the
Chairman , Vice Chair Elvine Gordon and Members John W . Littlejohn ,
Paul Heetmann , Doris Perrone , Frank Arenella and Eugene I . Behrman .
Also present were Building Official Lee Leffingwell and members of the
general public .
The Chairman opened discussion by advising that there had been a town-
owned noronhia tree on the property that had been removed or
- ' destroyed . Kenneth Flanz , representing Terre Neuve responded that he
had no knowledge of such tree and suggested that whatever had happened
to it happened before Terre Neuve took over the project .
Mr . Arnella then advised that he and Mr . Littlejohn had inspected the
site and found that plans had been conformed to ; however , it was noted
that because the building had been unoccupied for so long a time there
was some maintenenace to be done , i . e . , rusted meter boxes , hinges ,
etc . , which the project representative assured would be taken care of .
Mr . Arenella also noted that additional landscaping would appear to be
in order east of the pool area ; here too , it was advised that Mangus
Nurseries is currently working on this area and additonal plantings
would be put in place shortly .
Ron Yates , representing the owner , Boca Beach Homes , addressed the
Board requesting they approve a gate to be placed in front of the
residence . He presented drawings and advised that the foundation for
same was already in place .
Mr . Yates referred to the subject of the missing noronhia tree and
said Boca Beach Homes would be willing to cooperate with the Town by
purchasing an existing palm tree in front of the property . This offer
was satisfactory to the Board .

Ending discussion , MOTION was made by MRS . PERRONE/ MR. LITTLEJOHN

OF OCCUPANCY BE ISSUED FOR THE SINGLE FAMILY RESIDENCE AT
4301 S . OCEAN BLVD . , LOT 30E . REQUESTED BY TERRE NEUVE CORP . ,
GENERAL CONTRACTOR .
Roll call met with unanimous favorable vote .
Ms . Leffingwell asked that the Board ' s approval include the addition
of the front gate and the previous MOTION was amended by MRS . PERRONE/
MR. BEHRMAN as follows :
THE COMMUNITY APPEARANCE BOARD RECOMMENDS THAT A CERTIFICATE
OF OCCUPANCY BE ISSUED FOR THE SINGLE FAMILY RESIDENCE AT
4301 S . OCEAN BLVD . , LOT 30E . REQUESTED BY TERRE NEUVE CORP . ,
GENERAL CONTRACTOR . IN ADDITION TO ISSUANCE OF THE C . O . , THE
BOARD APPROVES THE ERECTION OF A GATE IN FRONT OF THE PROPERTY ,
CONTINGENT UPON APPROVAL OF SAME BY THE BUILDING OFFICIAL .
Roll call met with unanimous favorable vote .
There being no further business to come before the Board at this time ,
the meetin was adjourned upon MOTION by MR. ARENELLA/ MR . BEHRMAN at
9 : 45 AM .
