COMMUNITY APPEARANCE BOARD
REGULAR MEETING - MINUTES
Thursday. November 17, 1994 9:30 A.M.
Vice Chair Eugene Behrman called the Regular Meeting to order at 9:30 A.M.
Acting Deputy Town Clerk Gretchen Dayton called the roll. Present were Vice Chair
Behrman and Members John W. Littlejohn, Frank Arenella, Miriam Zwick and Theresa
Colarullo. Chair Elvine Gordon and Paul Heetmann were absent.
Building Official Lee Leffingwell was also present.
MINUTES
Upon MOTION by VICE CHAIR BEHRMAN/MR.ARENELLA the Minutes of the October 27,
1994 Regular Meeting were unanimously approved.
NEW BUSINESS
Review of single family residence at 3905 S. Ocean Blvd., lot 57 east (north one-half of
lot). (That part of the south 100 feet of the north 1550 feet of Section 4, Township 47
south, Range 43 east (measured at right angles to the north line of said Section 4) which
less east of the Florida East Coast Canal, excepting therefrom the right of way of State
Road #140 (A1A) Highland Beach, Florida, recorded in Official Record Book 1047 Page
430). Submitted by Al Giachetti; owner: DeGanahl Estate.
Mr. Giachetti introduced himself asa licensed contractor and presented comparable pictures
of a house he built in Miami. The proposed residence is a traditional style and will be
approximately 6,000 square feet. Mr. Giachetti is also in contract for the property across
the street, lot 57 west. He will later ask for approval for a dock and cabana on this
property. Building Official Leffingwell stated Mr. Giachetti's plans for single family home
have been approved.

Concluding discussion and plan review, the following MOTION was made by MR.
ARENELLA/MRS. ZWICK, roll call met with unanimous favorable vote.

FOR A SINGLE FAMILY RESIDENCE ON LOT 57 EAST (NORTH ONE-HALF OF
LOT) (THAT PART OF THE SOUTH 100 FEET OF THE NORTH 1550 FEET OF
SECTION 4, TOWNSHIP 47 SOUTH, RANGE 43 EAST (MEASURED AT RIGHT
ANGLES TO THE NORTH LINE OF SAID SECTION 4) WHICH L1 S EAST OF THE
FLORIDA EAST COAST CANAL, EXCEPTING THEREFROM THE RIGHT OF WAY
OF STATE ROAD #140 (AIA) HIGHLAND BEACH, FLORIDA, RECORDED IN
OFFICIAL RECORD BOOK 1047 PAGE 430). SUBMITTED BY MR. GIACHETTI FOR
THE DEGANAHL ESTATE (OWNER).
Review of single family residence at 3515 S. Ocean Blvd., lot 83 east, submitted by H.
Frank Lahage (owner).
Mr. John Conway, Architect and Mr. John Lang, Landscape Architect, represented Mr.
Lahage. Mr. Conway described the proposed residence as being a conventional two story
home with underground parking to accommodate four cars and the styling will be consistent
f with the neighboring properties.
The lot is sixty feet wide and zoned multi family residential which will reduce the zoning
to single family residential. Mr. Lahage has a zoning variance approval of ten feet for both
side setbacks. The proposed plans have been approved by all other agencies.
Concluding discussion and plan review, the following MOTION was made by MRS.
ZWICK/MR. LITTLEJOHN and roll call met with unanimous favorable vote.

GREENING COMMITTEE
Vice Chair Behrman approximated ten fallen trees in town caused by tropical storm Gordon.
Ms. Leffingwell said the maintenance department will do an assessment to determine which
trees will be put back in the ground and which trees will be removed. Mrs. Colarullo asked
if the town is responsible for replacement of the trees. Chair Behrman answered yes as the
town planted these trees.
Paul Heetmann will be the inspector for the month of December.
The next Community Appearance Board meeting will be held on December 29, 1994 at
9:30 A.M., with the agenda closing on December 15th.
ADIOURNMENT
There being no further business to come before the Board at this time, the meeting was
adjourned upon MOTION by MRS. ZWICK/MR. LITTLEJOHN, at 10:00 A.M.
