E/W (P.CONNOR). LOT #102 Chairman Boscove called the meeting to order at 7:35 p.m., advising this was a continuation of the Regular Meeting held on Wednesday, March 14, 1979, and recessed to March 21, 1979. The recording secretary called the roll. The Agenda is attachment "A". Present: J. A. Boscove, N. M. Johnson, C. B. Blankenship, R. B. Myers, J. M. Farrin. Absent: O. L. Edlund, W. Bonny. SITE PLAN REVIEWS LOT 5, BLOCK 2, WEST AIA, GLEN OWEN, TRIPLEX FRANKINO TOWNHOUSES RML -1, 2 story structure, interior garage (50%), garage slab 7.5' above mean sea level. Height of building 27 ft. above mean sea level. 3 covered parking spaces, 4 uncovered. Following examination of the site plan submitted, Mr. Blankenship moved to approve the plan as submitted, seconded by Mr. Johnson. All aye votes. RMH, Preliminary approval 11/1/78. 15 story structure, 13 residential 2 parking. Plans indicated relocation of pool. Following examination motion made by Adm. Farrin, seconded by Mr. Myers, to accept the site plan as presented. All aye votes. The site plan was approved and signed by the Planning Commission. 3d 10 -'f� LOT #101 WEST. OCEAN TERRACE. P.R. CONNOR, OWNER. MARC WEINER, PRESENT PRELIMINARY EXAMINATION ONLY. NORTH OF SEAGATE. RMH, 10 story structure, 8 floors residential, 2 floors parking. Interior garages 75%, 81 covered spaces, 27 open. Height of building 85.23 above crown of road. General discussion included reference to easement to Lot #101 EAST for ocean access - alternate access to Lot #101 WEST for intracoastal access. Pool, interior recreation facilities, vehicular turning lanes,DOT requirements and construction of seawall connecting with Seagate of Highland seawall were included in discussion. No action taken. Planning Commission looked favorably on plan, applicant to return at later date for examination and approval. LOT #102. Dept. of Environmental Regulation advised a permit for filling mangrove area will be required prior to any construction on this site. Attachment "B". No seawall required. Motion by Mr. Blankenship, seconded by Mr. Myers, to approve site plan subject to final approval by the State. All aye votes. The site plan was approved subject to final approval by the state which must be ob- tained prior to issuance of a building permit. No seawall required, re- ciprocal easement to ocean from Lot 102 West to be provided. Motion by Adm. Farrin, seconded by Mr. Johnson to approve the site plan. All aye votes. The site plan was approved as submitted and signed by the Planning Commission. LOTS #92, 93, 94. EAST ONLY. PARK TOWER GROUP. "THE CLARENDON" MR. C. DANTO, REPRESENTATIVE, PRESENT Following a preliminary examination of model and plans presented for site plan review for proposed structure on Lots #92, 93, 94, Chairman Boscove advised he would entertain a motion for a recommendation to the Town Commission. Mr. Blankenship offered the motion for a favorable recommendation to the Town Commission for acceptance of plans as presented, with the following provisos: (a) the proposed structure be moved to the east six (6) feet. The front setback, with this additional six (6) feet will be in keeping with existing buildings surrounding proposed structure, (b) amenities include additional open space and an all around vista from the proposed structure. The pro- posed plan provides for an unusual amount of open area for ocean front property, (c) the existing pool will be removed, and a seawall will be constructed. rage -s- MINUTES: E/M CANSTATE. LOT #92, 93, 94E. PARK TOWER (CLARENDON) Adm. Farrin seconded the motion. Mr. Blankenship, Mr. Johnson, Adm.Farrin, Mr. Myers and Mr. Boscove voted aye to approve the recommendation to the Town Commission UNFINISHED BUSINESS Following the examination of site plans Chairman Boscove noted receipt of a memorandum from Mrs. Roberts, with a copy of Lot, Yard and Bulk regu- lations for Palm Beach, Florida, Attachment " C ". Mr. Blankenship and Mr. Bonny will contact Boca Raton and Mr. Myers will contact Delray Beach agencies relative to control of parking in these cities. The reports will be discussed at a future date. Chairman Boscove noted receipt of a memorandum from Mrs. Roberts relative to height limitations for structures in District RML 1, dated 2/15/79, attachment " D". Following discussion it was agreed that the Planning Commission would examine the zoning wording and make recommendations for revisions. ADJOURNMENT The next regular meeting of the Planning Commission is scheduled for Wed- nesday, April 18, 1979, at 7:30 p.m. Mr. Blankenship offered the motion to adjourn, Mr. Myers seconded.
