2007.01.19_PB_Minutes_Special• TOWN OF HIGHLAND BEACH PLANNING BOARD SPECIAL MEETING MINUTES Wednesday January/ 19, 2007 9:30 a.m. Chairman Leonard O. Townsend called the Special Meeting to order in Commission Chambers at 9:30 a.m. Present were Chair Townsend, Louis .Stern, Leonard Bell, Marie Marchesani and Ken Tapman. Victor Hadeed and Pat Pembroke were absent. Also present was Town Attorney Larry Corman and Building OfFicial Bob Dawson. OLD BUSINESS FINAL REVIEW FOR NEW SINGLE FAMILY RESIDENCE FOR PROPERTY LOCATED AT 3901 S. OCEAN BLVD., OWNER: 3901 DEVELOPMENT, LLC.; APPLICANT: SEADAR BUILDERS. Chair noted that Tom Benedict, Benedict Group, architect and Daren Dunley from Seadar Builders were present. Chair noted that this application was originally considered during the November 8, 2006, December 13, 2006 and the January 10, 2007 regular public meetings of the Planning Board. At the January 10 meeting, Tom Benedict submitted revised sheet A-5 (graphic observation deck plan) and a new Sheet A-6a (front elevation). A-5 indicated an • observation deck/widows walk of 225 sq.ft. walk max. A-6a indicated an observation deck above what appeared to be a covered deck. The board could not approve the application since A-6a indicated two decks which is not allowed by Town code. Mr. Benedict agreed to revise the application and the Board is now .reconsidering the application. Sheet A-4 shows the original covered deck has now been turned into habitual space (exercise room.) It was noted that these drawings will supersede the plans presented at the December meeting. After further discussion, the following MOTION was made by MR. TOWNSEND/MR. TAPMAN: THE PLANNING BOARD GRANTS FINAL APPROVAL FOR NEW SINGLE FAMILY RESIDENCE FOR PROPERTY LOCATED AT 3901 S. OCEAN BLVD., OWNER: 3901 DEVELOPMENT, LLC.; APPLICANT: SEADAR BUILDERS, PURSUANT TO ARCHITECTURAL DRAWINGS SUBMITTED BY BENEDICT GROUP ARCHITECTS WITH THE CONDITION THAT #1, ON SHEET A-4, TOP LEVEL FLOOR PLAN, THE WORK DECK IS REMOVED AND AN APPROPRIATE TERM SUBMITTED FOR THE OPEN ROOF AREA TO THE NORTH OF THE EXERCISE AREA AND, #2, THAT CORRECTED DOCUMENTS REFLECTING THIS CHANGE ARE FILED AND RECEIVED BY THE BUILDING DEPARTMENT PRIOR TO ANY PERMIT BEING ISSUED AND CONSTRUCTION COMMENCING. • MOTION carried by unanimous rollcall vote. • Planning Board January 19 2007 Page 2 of 2 ADJOURNMENT With no further business to come before the Board, MOTION to adjourn was made by MR.
