Before any Development Order shall be issued the Board shall make written findings certifying compliance
with the specific rules governing individual Development Orders, and that satisfactory provisions and
arrangements have been made concerning the following, where applicable: Information you provide will assist
the Planning Board to determine whether your application meets the minimum criteria for obtaining a
Development Order as described in Chapter 30 Zoning Code, Article 3 Development Review of the Code of
Ordinances. Use additional pages if necessary. The Planning Board will not consider reference to a
development order a complete response to the issue.
Address the issues one at a time and be as detailed as possible. Attach additional sheets if necessary.
A. Building orientation: Buildings shall be oriented to enhance the appearance of the streetscape.
1. Building orientation shall ensure that service areas are placed out of view from public rights -of -way, parking areas, and
adjacent properties. Where, because of site constraints service areas can not be so located, such areas shall be screened from
view by vegetative or structural means. Any structural screening shall be architecturally compatible with the principal
building in terms of style, colors, construction materials, and finish.
2. Mass, bulk, and scale of all structure shall be compatible with other structures and uses both in the same zoning district and
in the neighborhood. V ft1
B. Refuse service areas:
1. Refuse service areas shall be located in a manner that minimizes impacts to adjacent residential properties.
2. Refuse service areas shall be screened from adjacent properties and rights -of -way by an enclosure that is constructed of
durable building materials such as concrete, stone, or brick. The enclosure shall be faced with the same style as the fagade of
the primary structure on the site. The gate to the enclosure shall have a similar appearance as the fagade of the building. The
enclosure shall be the same color as the primary structure.
3. Enclosures shall be large enough and located in a manner that service vehicles can access the dumpster while it is in the
enclosure.
C. Mechanical equipment operation and location:
1. Mechanical equipment shall be located in a manner that minimizes impacts to adjacent residential properties.
2. Mechanical equipment, including equipment located on roofs shall be screened from view of adjacent residential properties
and rights -of -way. Screening shall be of a material that is consistent with the architecture of the building.

D. Lighting:
1. Outdoor lighting shall be arranged so that the light source is shielded from adjacent residential properties and rights -of -way.
Light fixtures shall a type that directs the light downward.
2. Outdoor lighting shall be arranged so that no portions of adjacent residential properties are covered by the light shadow.
There shall be no glare or spillover effect of lighting from the property on which a development order is approved to adjacent
properties, and all lighting shall comply with the Palm Beach County Code, relating to safeguarding nesting female and
hatchling marine turtles from sources of artificial light.

1. Building Orientation: The proposeb residVJ6i-IhAhQA5(hgF&th Jthstreetscape of the neighborhood. The proposed
BUILDING DEPARTMENresidence will have a two-story ma�s�that•-is-setback significantly�fthe front property line (44'-6"). The majority of the
residence is setback from the front property line in order to allow for heavy landscaping that will help to beautify the
neighborhood. The residence is located in a neighborhood where the, zoning for surrounding residences is also Rd. All
service equipment will be located behind property gates and will also be heavily screened with landscape so as not to
impede on neighbors or the street.
2. Refuse Service Areas: The refuse service area will be located at the south side of the residence adjacent to the garage. The
area will be located behind the property gate which will screen the area from view from the street. Additionally, the landscape
architect will propose heavy plant screening that will screen the areas.from the street as well as the adjacent neighbor. The
residence's ground floor is setback 14'-0" from each side property line when only 12'-0" is required. This allows for further
separation from refuse service areas and neighbors and provides more area for plant screening.
3. Mechanical Equipment Operation and Location: The mechanical equipment will be treated similar to the refuse service areas.
The locations of the A/C and pool equipment are setback significantly from the front property line, and are also screened by
a' property gate leading to the backyard. The equipment slabs are setback 9'-10" from the side property lines, which will not
impede on the neighbors. Additionally, the large setback and area granted will allow for heavier plant screening and sound
attenuation provided by such planting. The mechanical equipment will not be seen from the right-of-way.
4. Li' htin : The landscape architect will propose a lighting design that will help to beautify the neighborhood, and will also not
be detrimental to the neighbors. All lighting proposed on site will be shielded from the neighbors and right-of-way, and will
comply with all applicable codes.
5. Landscaping and Trees: As mentioned previously, the large setbacks of the residence allow for the landscape architect to
propose heavy landscaping on site. The large front setback affords a large lawn for planting purposes, which we intend to
introduce a large feature tree. The tree will add to the beauty of the streetscape and provide shade for the residence. The
required planting and number of trees will comply with the standards set forth in Chapter 28 of Highland Beach Municode.
6. Signs: Not applicable
7. Walls and Fences: A property wall is proposed at the new residence. The property wall's aesthetic will be in keeping with
the proposed architecture, and will meet all necessar;height and setback requirements. The wall's main functions are to
provide privacy for the residence, screening from equipment, and safety for the proposed pool at the rear. The front property
wall will be heavily landscaped in order to soften its appearance and beautify the streetscape. f
