Mayor Gilday called the hearing to order at 10:10 A.M. and announced
that the meeting was advertised and he read the notice dated May 28,
1974, attachment "A", and the purpose thereof. The Mayor also read
into the record, the recommendations of the Planning Board's memorandum
dated May 16, 1974, attachment "B".
Present were: Mayor Gilday, Vice Mayor Joy, and
Commissioners Clark and Bauer.
Absent: Commissioner Mumford
Mr. Douglas Martin, representative of Oliver-Hoffman Corporation (the
petitioner) addressed the Commission and invited their architect, Mr.
Robert West, to inform the members of the Commission and residents, in
audience, of the statistics for the proposed RPUD project. Attachment
"C" was furnished to members of the Commission and the architect
summarized the project using colored sketches and artist drawings of
the buildings and landscaping.
A detailed and extensive discussion of the project ensued which included
questions as to fire and road accesses. The Commission was apprised
of several changes suggested by the Planning Board (and their consultant,
Mr. Beasley, a landscape architect).
Mr. West advised that the proposed landscaping has received the approval
of the Community Appearance Board, and that the price range of units
will be approximately $39,000 to $114,000.

Chairman Kemery of the Planning Board addressed the Commission as to the
visual and physical impact of the project, and justification of the
Planning Board's recommendations.
Commissioner Clark stated he endorsed approval, calling attention to the
extra open area and-he stated that the building design is attractive
and counteracts the garage building deficits. Discussion followed.
Commissioner Clark made the proposal that the RPUD Project be approved.
Vice Mayor Joy seconded the motion and voting their approval were Mayor

was conditional so that when applying for the building permit, it would
be necessary that: "When submitting their application for the building
permit, their plans for water and sewer facilities would be furnished
and are subject to approval; and such services are not to be maintained
by the Town."
At 11:00 A.M., the purpose for the Public Hearing wa concluded and
