It is possible that the current three unit building could be refurbished, but the outcome would not enhance or benefit the community. We could however enhace the community by allowing the removal of the existing building and rebuild a three unit townhome. Majority of the buildings along Russel Drive are in need of renovation and the new construction will assist in setting that standard. a. Current RML zoning, the lot size allows one and a half (1 1/z) units to be built in place of the present three units. It would be economically unreasonable to remove the existing three unit building and replace with a single family home. In our case, we ask that the board allow a variance to replace the existing three unit building with a new, three unit townhome. B. There are no special circumstances or conditions created. We are looking to improve the property and therefore benefit everyone in the community and property owners on Russel Drive. It is in our best interest to improve the property value of 1023 Russel Drive. C. The request is only related to the property at 1023 Russel Drive and does not pertain to any other projects in the same district. D.
