Chairman Jack Halpern called the meeting to order at 9:30 a.m. In attendance were Chairman Halpern, Vice Chair Neil Burd, Members Peter Corrales, Anthony Ruotolo, Theresa Colarullo, David Stern and Joseph Colby. Also present were Town Attorney Thomas Sliney, Building Official Bob Dawson and members of the general public. New Business THIS IS A WORKSHOP MEETING TO REVIEW THE FOLLOWING PETITION FOR VARIANCE: NO. 02-08-98: REQUEST SUBMITTED BY BETTY AND ED MASI FOR PROPERTY LOCATED AT 3200 SOUTH OCEAN BLVD.; OWNER: HIGHLAND BEACH RENAISSANCE, LLC. SEEKING RELIEF FROM TOWN CODE OF ORDINANCES CHAPTER 30, TABLE 30-2, PROPERTY DEVELOPMENT REGULATIONS, MAJ~IUM BUILDING HEIGHT, RMH ZONE (1~7[~~UM HEIGHT OF 50'0" ALLOWED) • REQUESTING: INCREASE HEIGHT FROM 50'0" ALLOWED TO 91' '/2" TO THE HIGHEST POINT. Recording Secretary swore in all who would be testifying. Demck Vanderplu, architect for the project, presented application to the Board. He noted that by code, the applicant could construct a building at 30 feet, but much larger in width and depth, looking like a big square box. What the applicarn proposes to build is a higher building, with fewer units than they currently are allowed, and narrower in width. The structure is a "wedding cake" design, meaning it corninuously gets narrower as the building gets higher. Applicant met with adjacern condos residents who have been living with an unattractive empty lot for many years, and all approve of the proposed project. Chairman Halpern read several letters into the record from condos (Casuarina, Villa Nova and residents who disapprove of the project, stating it will set a precedence for future developers. The following items were noted: . Building will contain 15 units at 3,500 sq.ft. Penthouse will be 6,000 sq.ft. . All parking will be under the building . Applicarn will clean up the mangrove area so it will flush, and there will be a boardwalk through it to the Intracoastal Waterway. Seating areas will be place around. . Top of the penthouse will have the elevator shaft and cooling tower -this is all that will be on the rooftop. The following Public comments were made: Judith Asselta. President Casuarina Property Association. Against project -will set a precedence for future developers. Ann Marie Winter. against project. Expressed concern about the increase in traffic. Dennis Sheridan, Pres. Monterey House. In favor of project. Has been living next to an empty lot for to many yeazs. Joseph Colby Fifteen units will not add to traffic. Applicant Ed Massi noted that the project is for 15 units only, and by right he is allowed 27.
