BOARD OF ADJUSTMENT
WORKSHOP - MEETING MINUTES
Frida Au ust 9, 1991 1:30 P.M.
Chairman Harold B. Cohen called this Workshop Meeting to order in Com-
mission Chambers at 1:30 P.M.
Deputy Town Clerk Doris Trinley called the roll. Present were the
Chairman, Vice Chairman David Augenstein, Regular Members Jane Rayner
and Robert F. Selby and Alternate Member Daniel C. Stump. Regular Mem-
ber Marie A. Beary and Alternate Member Benjamin C. Cohen were absent.
Also present were Building Official Harry Heithaus and members of the
general public.
The Chairman noted the project to be reviewed would be physically in-
inspected by the members before adjournment; however, no decision would
be made today.

FROM SIDE SETBACKS FOR RESIDENCE AND DOCK AT 2624 SOOTH OCEAN BLVD.,
LOT 122W. TOWN CODE OF ORDINANCES: CHAPTER 30, SECTIONS 4.2(e)(5) AND
5. 2 (d) (1) .
The Chairman invited Mr. Heithaus to advise why Mr. Kaye was seeking
relief from Code, which was done, using the chalkboard to diagram. Mr.
Heithaus said the existing single family residence had been built many
years ago and at this time was non-conforming to Code. The relief Mr.
Kaye was seeking, he said, was to add on to the house, bringing it
straight back (east to west) to within the current 20' Intracoastal
setback, while maintaining existing side setbacks. With regard to the
dock, Mr. Heithaus advised Mr. Kaye was seeking relief from the
current 25' side setbacks, requesting that the proposed dock be allowed
to fall within existing dolphins, which would be 9' from one property
line and 12' from the other property line. It was noted that no dock
exists at the present time.
Chairman Cohen then invited Mr. Kaye to address the members. He ad-
vised that the property to the immediate north was the site of the
Town's Lift Station #l, and to the north of that was a private park-
like area belonging to the Townhouses of Highland Beach. Mr. Kaye also
told the members that he felt the proposed renovations would be an
aesthetic enhancement to the property.
No comment from any member of the general public was forthcoming.

Chairman Cohen announced the Public Hearing for this Petition would
take place Monday, August 26 at 1:30 P.M., at which time proof of pub-
lication of same, as well as receipts from Mr. Kaye as regards notifi-
cation of the hearing to his neighbors, would be available.
At 1:40 P.M., the Chairman recessed the meeting and the members pro-
ceeded to the site for a physical inspection. This was completed at
2:05 P.M., at which time the Workshop was adjourned.
