1989.09.18_BAA_Minutes_Workshop.► I% • TOWN OF HIGHLAND BEACH BOARD OF ADJUSTMENT WORKSHOP MEETING - MINUTES Monday, September 18, 1989 1.30 P.M. After noting for the record that the Regular Meeting of the Board of Adjustment.could not be held because of lack of a quorum and would be rescheduled, Chairman Harold B. Cohen called the Workshop Meeting of the Board to order at 1:30 P.M. in Commission Chambers at Town Hall. Deputy Town Clerk Doris Trinley called the roll. Present were Chairman Cohen, Vice Chairman David Augenstein and Gilbert Lorenz. Reese James, Jane Rayner and Robert Selby were absent. Chairman Cohen made informal note that Carmine Zeccolla had resigned because of a move out of town. Also present were Building Official Harry Heithaus, Town Attorney David Friedman and members of the general public. Chairman Cohen stated that the purpose of this meeting was to review a request for a variance in sideyard setback requirements at 4301 South Ocean Boulevard, Lot #30, under Section 4.3 (e) (5) of Chapter 30 of the Code of Ordinances of the Town of Highland Beach, Florida, submit- ted by Alan Landsman (Boca Beach Homes), 499 East Palmetto Park Road, Boca Raton, Florida 33432. It was also stated by the Chairman that the Board would take no action on this request today; rather, after plans had been reviewed and dis- cussed, this meeting would be recessed to allow the Board members to physically inspect the site, after which time the meeting would be ad- journed. Chairman Cohen then called on Building Official Harry Heithaus, who ex- plained that the zoning for the lot in question, RML1, has a 12' side setback for a single story structure and a 20' side setback for a two- story structure. Mr. Landsman's request for variance is to have a 12' side setback for a two-story structure. Mr. Landsman was then invited to address the Board. He presented plans for review and stated that the variance he is requesting would benefit the Town as the structure would be in conformance with other single- family homes in the area, as well as the Town Code. Discussion then followed regarding the number of units allowable on the size of the lot under consideration, with the members agreeing that 1.85 units were allowable. When questioned by Vice Chairman Augenstein as to the height of the finished structure, Rene Lupine, a partner in Boca Beach Homes, ex- plained that the peak of the roof would be just under 301. r Town of Highland Beach, Florida Board of Adjustment - Workshop Meeting Minutes September 18, 1989 Page 2 of 2 Town Attorney Friedman asked Mr. Landsman if he knew how many people would occupy the single-family structure when it was completed and what the square footage would be. Mr. Landsman replied that the proposed structure has no buyer as yet; when completed, it would be 5,000-6000 square feet. At this time, discussion ensued regarding a date for the Public Hear- ing for this petition. Chairman Cohen announced that the date would be October 10, 1989 (Tuesday), at 9:00 A.M. Chairman Cohen then recessed the Workshop Meeting for the purpose of making an on -site inspection. When this was completed, Chairman Cohen adjourned the meeting at 2:15 P.M.
