BOARD OF ADJUSTMENT
WORKSHOP MEETING - MINUTES
Tuesday, April 4, 1989 9 35 A.M.
The Workshop Meeting of the Board of Adjustment, Town of Highland
Beach, Florida, was called to order by Chairman Harold B. Cohen, at
9:35 A.M. in the Town Commission Chambers at Town Hall.
The Deputy Town Clerk, Redawna Bavender, called the roll. Present were
Chairman Harold Cohen, Vice Chairman David Augenstein, Carmine Zeccola,
Gilbert Lorenz and Alternate Member Robert Selby. Mrs. Jane Rayner was
absent.
Also present was Deputy Town Clerk Redawna Bavender, Building Official/
Code Enforcement Officer Harry Heithaus, Town Attorney David Friedman
and members of the general public.
Chairman Cohen advised the purpose of the Workshop Meeting was to
review Petition No. 3-89-38, submitted by Gerry and Victoria Sweeney,
4220 Tranquility Drive, Highland Beach, Florida, requesting reduction
in front yard setback requirements. The Chair stated no action will be
taken by the Board at this time; formal action will be taken at a
� subsequent Public Hearing. After all information has been presented,
the Workshop Meeting will recess to allow the members to make an on -
site inspection of the premises. Following the physical inspection,
the Workshop Meeting will adjourn. The Board will hear from the
Building Official, the petitioner or representative and any citizen of
Highland Beach who may have comments to offer, stated Chairman Cohen.
Mr. Harry Heithaus, Building Official, informed the members that the
Town Code, Chapter 30, Section 4.2 (e) (4) states the required setback
is 25' and the petitioners are requesting a front yard setback of 221.
Mrs. Victoria Sweeney, petitioner, was present. Mrs. Sweeney stated
they are proposing to build an additional two car garage and hope to
build a second story above the new garage. She also noted their home
is situated on a irregularly shaped lot, and to build the additional
garage in line with the rest of the home, a gradual 2' is required.
She informed the Board they are planning renovations in their home to
bring it up to the standards of the neighborhood.
Mrs. Sweeney stated they currently have a 2 car garage, but not a 2
car driveway, therefore creating parking problems for their 4
automobiles.
The driveway will be redesigned with the ingress straight in from
Tranquility Drive.

Chairman Cohen questioned if the garage could be shorter. Mrs. Sweeney
stated the dimensions of the new garage are identical to the existing
one, and if it was any smaller, the cars would not fit.
After further discussion, the Public Hearing date was scheduled for
April 25, 1989 at 9:30 A.M.
Chairman Cohen recessed the Workshop Meeting for the purpose of making
an on -site inspection of the premises. Following the on -site
inspection, Chairman Cohen adjourned the Workshop Meeting at 10:20 A.M.
