WORKSHOP MEETING - MINUTES
Thursday, September 15, 1988 9.30 A.M.
The Workshop Meeting of the Board of Adjustment, Town of Highland Beach,
Florida, was called to order by Chairman Harold B. Cohen at 9:30 A.M. in
the Commission Chambers at Town Hall.
The Deputy Town Clerk, Redawna Bavender, called the roll. Present were
Chairman Cohen, David Augenstein, Carmine Zeccola and Alternate Member
Jane Rayner. Regular Members Gilbert Lorenz and Reese Janes and
Alternate Member Robert Selby were absent.
Chairman Cohen advised the purpose of the Workshop Meeting was to review
Petition No. 6-88-35, submitted by James P. Drago, Architect for Mr. &
Mrs. Scoroposki, of 4221 S. Ocean Blvd, Highland Beach, Florida,
requesting a variance from Section 4.3 (e) (5) of Chapter 30 of the Code
of Ordinances of the Town of Highland Beach, seeking relief relative to
side yard setback requirements. The Chair stated no action will be
taken by the Board at this time; formal action will be taken at a
subsequent Public Hearing scheduled for October 17, 1988 at 1:30 P.M.
After all information has been presented, the Workshop Meeting will
recess to allow the Members to make an on site inspection of the
• pren►ises. Following the physical inspection, the Workshop Meeting will
adjourn. The Board will hear fron► the Building Official, the petitioner
or his representative and any citizen of Highland Beach who n►ay have
comments to offer, stated Chairman Cohen.
Mr. Ed Hardy, Building Official, informed the Members that the
Scoroposki fan►ily is seeking to build a single fan►ily hone, with the
side yard setback of 121, on a n►ulti-fan►ily zoned lot which requires a
20' setback. Mr. Hardy stated the Building Department looks favorably
on granting this variance due to the fact that it will benefit the
Town.
Mr. James P. Drago, Project Architect, stated this lot is approximately
100' wide and 120' deep. The proposed use of the property will be a
single family residence consisting of a 2-story hone with approximately
5,000 square feet of air-conditioned space.
Mr. Drago also stated this lot is situated on a beach sand dune hill
which is approximately 20' above sea level. This hill causes the
driveway to have a steep incline and also causes the rear yard beach to
drop off sharply. Dr. Drago feels that this "hill effect" and the 20'
setback would prevent the Scoroposki fan►ily fron► adequately situating
their hone on the site.
Following discussion and review of the plans, Chairman Cohen announced
Mr. Drago will have the opportunity to make another presentation at the
Public Hearing scheduled for October 17, 1988, at 1:30 P.M.

Chairman Cohen recessed the Workshop Meeting for the purpose of making
an on -site inspection of the premises.
Following the on -site inspection, Chairman Cohen adjourned the Workshop
Meeting at 10:15 A.M.
