BOARD OF ADJUSTMENT
• WORKSHOP MEETING JULY 5, 1985
Chairman Albert Schiff called the Workshop Meeting of the Board of Ad-
justment to order at 1:30 P.M. to examine Petition #p6-85-26, submitted
by Vernon Investment Properties Corp., One South Ocean Boulevard, Boca
Raton, Florida, requesting a variance of front and side yard setbacks
under Sections 4.4 (e) (4) (5) of Chapter 30 of the Code of Ordinances
of the Town of Highland Beach, Florida, for property located at 4517
and 4521 SOUTH OCEAN BOULEVARD, HIGHLAND BEACH, FLORIDA, Town Lots
#k14 and #p16.
The recording secretary called the roll. Present were regular members
Albert Schiff, Gilbert Lorenz, Harold Cohen, Charles Arbetman and alt-
ernate member A. M. Fox, Jr. Regular member Albert Kahler was absent.
Also present were Building Official Bruce Sutherland and Recording Sec-
retary Anne Kowals.
There was no representative for the petitioner at this workshop meeting
Chairman Schiff said the board will proceed with the deliberation of
•this petition by discussing the merits of same. The Building Official
Bruce Sutherland will be called upon for his comments. The workshop
meeting will be recessed so members can make an on site inspection of
the property at 4517 and 4521 South Ocean Boulevard. The workshop
meeting will then be adjourned.
A memorandum from the Building Official to the Board of Adjustment, dated
June 20, 1985, advising of the request for a front yard setback reduction
from 53' to 32' and a side yard setback reduction from 33' to 20' on both
sides was discussed.
The Building Official said he received building plans on May 28, 1985,
from Vernon Investment Properties Corp. A few days later, the Building
Official advised Vernon that the plans did not comply with the zoning in
effect. Those plans were withdrawn and Vernon submitted a Petition for
a Variance.
The Board Members and the Building Official reviewed a copy of the plans
and discussed the variance requests at length. Due to the height of the
proposed structures, they are in violation of the code. The height
would have to be reduced some 26'.

Vernon proposed two buildings with a 40' space between each structure.
The property is currently zoned for 17 multifamily units - Vernon is
proposing 16 luxury condominiums.
After much discussion, members agreed to recess the workshop meeting and
proceed with an on site inspection of the parcel and adjoining
properties.
Chairman Schiff said a time and date for a Public Hearing will be set
when four members of the Board of Adjustment will be able to be present
at said hearing. This will be worked out in the near future.
The workshop meeting was recessed and members continued to the property
to make an on site inspection.
After the on site inspection of the parcel in question, Chairman Schiff
adjourned the workshop meeting at 2:30 P.M.
