• BOARD OF ADJUSTMENT
Variance Meeting
Public Hearing
May 26, 1982 7:30 P.M.
Chairman Blosser called the meeting to order at 7:30 P.M. noting it
was for a variance petition by M.A.P. Builders, Inc. under Section
5.2 (2) of Chapter 30 of the Code of Ordinances of the Town of
Highland Beach, for property located at 4326 Tranquility Drive.
Present: Chairman Blosser, Vice Chairman Schiff,
Col. Scofield and Benjamin Winston, Alternate # 1.
Absent: Albert J. Kahler and Arthur J. Kiefer
In the absence of two regular members, Mr. Winston was seated
on the Board.
The minutes of meeting, May 5, 1982 were read by each member and
approved.
• ,Mr. Hamzik, Building Official, explained the reason for the variance
petition. Although plans had been approved by the Building Department
(with notation fence limited to 5'), the Planning Commission and the
Community Appearance Board, the question arose whether the fence was
a privacy fence or formed a court.
Mr. Bob Sepper, Project Manager, M.A.P. Builders appeared before the
board. He asked they be permitted to reinstate the privacy fence
screening the bathroom area and the mechanics at the side of the house.
They did not realize the fence was in violation since this is the first
time they have built in Highland Beach. Everything was done in good
faith, with the feeling that the fence enhanced the property. He said
additional landscaping will be done so that the fence will hardly be
noticable.
Col. Scofield pointed out that the Code allows a 5' fence around the
entire perimeter of the property. This small section of fence would
be more desirable and aesthetically pleasing. Mr. Sepper agreed not
to install a perimeter fence.
Mr. Sepper noted "return receipts" from Certified letters were delivered
to the secretary and also stated he had received no objections. However,
the Board did receive one letter of objection from Mr. and Mrs. Yancheski
• who objected to allowing the fence.

It was also noted that the Public Hearing was advertised in the
Sun -Sentinel on May llth and May 19th, 1982.
After detailed discussion by each member of the Board, it was decided
to be a privacy fence shielding the bathroom area as well as the air
conditioning unit.
Vice Chairman Schiff moved that the petition be approved, seconded by
Col. Scofield. In polling the Board, the vote was as follows:
Mr. Winston - Aye; Col. Scofield - Aye; Mr. Schiff - Aye; and
Chairman Blosser - Aye.
MOTION passed unanimously.
Mr. Sepper thanked the Board for their consideration.
The Board then completed the "Decision on Petition for Variance" and
each member signed same.
• MOTION to adjourn was made by Col. Scofield, seconded by Mr. Schiff All in favor. Meeting adjourned at 9:00 P.M.
