2012.09.12_PB_Minutes_Regular•'y� 16 N (,t� ��� _ 11 0 R10� TOWN OF HIGHLAND BEACH MINUTES OF THE PLANNING BOARD REGULAR MEETING Wednesday, September 12, 2012 9:30 AM Members Present: Chair Carol Stern; Vice Chair Ilyne Mendelson; Board Member Ronald Clark; Board Member Carl Feldman; Board Member Stephen Golding; Board Member Ronald Raj sky and Board Member William Svenstrup. Also Attending: Town Attorney Barbara Alterman, Town Manager Kathleen Weiser, Building Official Michael Desorcy, Deputy Town Clerk Valerie Oakes and members of the public. CALL TO ORDER: Chair Stern called the Regular Meeting to order at 9:30 AM in the Commission Chambers. Roll call was taken by Deputy Town Clerk Oakes followed by the Pledge of Allegiance. • ADDITIONS, DELETIONS OR ACCEPTANCE OF AGENDA: Chair Stern asked for any additions or deletions to the agenda, hearing none, called for a motion to accept the agenda as presented. MOTION: Member Clark moved to accept the agenda as presented. Member Feldman seconded the motion, which passed unanimously. PUBLIC COMMENTS AND REOUESTS: No public comments. PRESENTATIONS: No presentations. APPROVAL OF MINUTES: • May 9, 2012 — Regular Meeting Chair Stern called for a motion to approved the minutes of May 9, 2012, Regular Meeting. MOTION: Vice Chair Mendelson moved to approve the minutes of the May 9, 2012, • Regular Meeting. Member Clark seconded the motion, which passed unanimously. Planning Board Regular Meeting Minutes Wednesday, September 12, 2012 Paze 2 of 3 OLD BUSNESS: No old business. NEW BUSINESS: A) Application #29040 — 4302 Intracoastal Drive; 881 Appleby St. LLC SITE PLAN REVIEW FOR THE CONSTRUCTION OF A NEW TWO-STORY SINGLE-FAMILY HOME APPROXIMATELY 10,740 SQ. FT. RESIDENTIAL SINGLE-FAMILY ESTATE ZONING DISTRICT (RE). APPLICANT: Albanese Home Builder, Inc. Chair Stern read the title of the application into the record. Bldg. Official Desorcv_ stated that the plans comply with the Town's zoning regulations. Member Raj sky asked if there were any Homeowner's Association (HOA) stipulations or approvals that were required. Bldg. Official Desorcv_ was not aware of any stipulations. Town Attorney Alterman explained that generally if there were any regulations from the HOA, the Town would not enforce such regulations. • Chair Stern questioned if the application was presented at an HOA meeting. Bldg. • Official Desorcv informed the Board that Albanese Home Builder, Inc. had previously built homes within the community, which did not require association approval. Member Feldman commented that he had walked the lot and found that the home would look stunning and make a great addition to the Town. Bldg Official Desorcy added for informational purposes only, Mr. Albanese had applied for a demolition permit for the property across the street, which has nothing to do with this property. MOTION: Member Raj sky moved to approve the site plan for 4302 Intracoastal Drive as submitted. Member Svenstrup seconded the motion. Discussion: None.
