CONTINUATION OF WORKSHOP MEETING RECESSED ON WEDNESDAY, JUNE 23, 1982. COMPREHENSIVE PLAN - PROPOSED CHANGES. RELATED CHANGES TO ZONING ORDINANCE. GEE & • JENSON. Acting Chairman Dr. Gilbert P. Weiss called the meeting to order advising this was a continuation of the Workshop Meeting held on June 23, 1982, for the purpose of discussing Town growth implications, proposed changes to the Land Use Element of the Comprehensive Plan and related changes to the Town Zoning Ordinance. The agenda is attached. The recording secretary called the roll. Present: Dr. G. C. Linn, I. S. Saunders, Absent: W. J. Wernecke E. L. Snyder, Claude Nastri, Dr. G. P. Weiss. Dr. Weiss introduced Mr. Lee Henderson, representing Gee & Jenson, Architects - Engineers -Planners -Inc. Dr. Weiss advised he would like to go through the preliminary map of the Future Land Use Plan, which is a part of the Comprehensive Plan,then handle the Zoning as a separate matter. Dr. Weiss noted he would like to see the land in Town with an MFH Legend, the north area, Lots 98 to 117 East, and Lots 98 to 105 West, lowered to a maximum of 20 DU/ACRE. Other recommendations included reduction of the MFM Legend from 12/15 to • MFL/ 8 DU/ACRE (lower souther area) MFH Boca Cove Villas area Lots 17 to 28, changed to MFM 12 to 20; Lots 46-51-54 West, changed to MFLM 12/15 DU/ACRE; At the conclusion of this discussion of recommended changes, the Workshop was recessed for 10 minutes. The Workshop meeting was resumed at 10:55 a.m. Mr. Henderson spoke on the implementation of Goals & Objectives. Recommendations made for Zoning changes included the following: Lots 98-117 East - Reduce RMH DU/ACRE 25 to 20 Lots 98-105 West - Reduce RMH DU/ACRE 25 to 20 Lots 1-12 East - RML-1 DU/ACRE 8 MAX Lots 46-54 West - RML-2 DU/ACRE 12 Max. Following discussion of building heights, Mr. Henderson suggested creating the ability for Town control, leaving the opportunity for a designers recommendations. The Planning Commission recommended a maximum height of 100 feet.If the builder wishes he may put two parking floors in the building. At the conclusion of the examination and discussion, Town Attorney Thomas E. isSliney, noted the completion of the Comprehensive Plan Review should be held first, with required Public Hearings, and the Zoning Ordinance review to follow, with the necessary Public Hearings.
