MINUTES: PLANNING COMMISSIONAOCAL PLANNING AGENCY, TOWN OF HIGHLAND
BEACH, FLORIDA. DECEMBER 2, 1981. WORKSHOP MEETING ZONING.
COMPREHENSIVE PLAN.
• Chairman Ben S. Stephenson called the meeting to order at 9:30 a.m., ad-
vising this was a workshop meeting of the Planning Commission/Local Plan-
ning Agency, Town of Highland Beach, Florida, called to continue the ex-
amination of "RECOMMENDATIONS REGARDING POSSIBLE AMENDMENTS" to the Zoning
Code, prepared by Gee & Jenson, Architects -Engineers -Planners, Inc. The
agenda is attached. The recording secretary called the roll.
Present: R. K. Wagy, C. Nastri, B. S. Stephenson, G. P.
Weiss, E. L. Snyder, W. J. Wernecke (Alt.) I. S.
Saunders (Alt.)
Town Manager E. W. Roberts advised that the Town Commission has approved
the contract with Gee & Jenson, to complete the review and recommended
revisions to the Town's Comprehensive Plan and Zoning Ordinance.
Mr. John Toshner, Gee & Jenson representative spoke regarding recommen-
dations for possible revisions of the Zoning Ordinance, and noted that the
recommendations made are the result of several meetings between the Planning
Commission, the Town Commission, the Staff and representatives of Gee &
Jenson.
Mr. Toshner briefly reviewed the recommendations made on Page 3 of the
report and advised that pages 3 thru 9 are essentially recommendments for

changes or amendments that would serve to make the document more useful
and easier to understand
The review continued, beginning with page 10 "II GENERAL ZONING CODE RE-
VIEW AND RECOMMENDATIONS - A. DENSITY CONTROLS, and B. REZONING RECOM-
MENDATIONS."
Relative to Page 8, #4, Mr. Toshner indicated the Community Appearance
Board has been advised of the problem with the site plan review procedure
as outlined and the matter will be discussed at a future date.
Dr. Weiss inquired as to whether consideration might be given to having
provision made for compact car parking spaces on the parking roof at
Braemar Isle. Town Attorney T. E. Sliney noted that a final decision on
the question of the garage and parking roof is still in abeyance.
At the conclusion of the discussion, Chairman Stephenson advised that the
scheduled Public Hearing will be held immediately following a five minute
break.
