BRAEMAR ISLE PHASE.
•Chairman Boscove called the public hearing to order advising this was a
public hearing called for the review of the Boca Hi complex. The recording
secretary called the roll. Due public notice certification is attachment
"A". The Agenda is attachment "B".
Present: J. A. Boscove, N. M. Johnson, R. B. Myers,
J. M. Farrin, C. B. Blankenship, O. L. Edlund
Chairman Boscove advised thaka public hearing had been scheduled for
January 31, 1979. Boca Highland representatives had requested that the
Planning Commission review the entire project, necessitating a change in
date with additional advertising. Chairman Boscove noted, however, that
the Braemar Isle project would be the only phase discussed at this public
hearing. Notice of future public hearings will be published as scheduled.
Chairman Boscove called upon Mr. Thomas L. Delaney to present new material
for the Boca Highland project. A sheet showing Plan "A" Modified, ap-
proved April 1974, was distributed. This sheet included a chart showing
Plan "A" - Modified (Proposed Braemar Isle) was distributed by Mr. Delaney,
attachment "C", and read by Chairman Boscove, who indicated that request
had been made for approval of changes from what had been approved in
April 1974.
• Vice Chairman Johnson spoke of confusion resulting from changes presented
by the developer. Mr. Delaney discussed the plan modified in 1974 and
indicated the change in concept was brought about by the change in times.
Chairman Boscove noted that if the requested change were to be denied,
the RPUD would remain in effect.
Mr. Paul Twitty, Architect, presented the approved conception of the RPUD
Plan and advised that working drawings had been approved for the site
plan shown. Mr. Twitty noted the reduction of the number of Townhouses on
the site, from 64 to 18. The main tower building is to be seventeen stories.

the Tis nowout -si d . The building and garage will be fully sprink-
lered. The change in plans was noted which provided access to the buildings
for fire and/or emergency vehicles. A shell rock based road bed has been
approved by the Fire Department, landscaped and sodded and providing an
acceptable base with an area 85 ft.in diameter sufficient for a fire truck
to turn without backing up. This area will be free of trees.
Mr. Twitty noted the Townhouses will be in two and four story units. The
original 189 tower units and 64 townhouse units for a total of 253 units
•have been changed in the new proposed plan to 241 tower units and 18
townhouses for a total of 259 units. In reply to Mr. Boscove's question,
Mr. Twitty advised that the new plan eliminated all one bedroom apartments,
to provide for larger apartments.

parking is now incorporated in a single higher structure."

Mr. Twitty reviewed the Building Dimension Chart presented at this meeting
by Mr. Delaney. Mr. Boscove noted that the figures did not match those the
Planning Commission has and suggested that Mr. Twitty use the figures ap-
proved in 1974.
Chairman Boscove called upon residents in audience to voice their opinions
of both plans. Mr. Dick Kemper,Aberdeen Arms resident, questioned the
number of stories planned. Chairman Boscove advised that approval had
been given for sixteen stories and that Boca Highland has requested ap-
proval for seventeen stories. Mr. Kemper noted that tennis courts had
been planned for the top of the parking structure and questioned lighting.
Mr. Delaney advised that the tennis courts will not be lighted. Col.
Herman A. Hauck, in audience, voiced his opposition to granting of variances
other than those originally approve in the RPUD. Mr. Delaney pointed out
that no special concession had been granted to Boca Hi.
A prolonged discussion followed in reply to questions by Mr. Jack Donohue,
Highland Beach resident, relative to height of buildings and bonus allowed
for underground parking. Elevations were shown by Mr. Twitty illustrating
Townhouses, garage areas which will be ventilated, and the Tower building.
is Mr. C. Milani, Town resident, questioned the shadow effect of the Tower
building. Mr. Dent spoke on previous approval of plans. Mrs. Louise
Johnson, in audience, read from material printed in the Sun Sentinal news-
paper. Following Mrs. Johnson's comments, Mr. Delany and Mrs. Johnson
agreed to discuss the matter after the public hearing. Mr. Paul Smith
spoke in approval of the concept presented at this meeting. Dorothy
Barker spoke of the potential traffic problem at Boca Highland, Mr. Delaney
advised the matter was under consideration with Boca Highland and Florida
Department of Transportation.
At the conclusion of the general discussion, Vice Chairman Johnson offered
the motion to approve the plan as discussed and refer it to the Town
Commission for approval or disapproval. Adm. Farrin seconded. Mr. Johnson
voted aye, Adm. Farrin, aye, Mr. Myers, aye, Mr. Blankenship, aye and
Chairman Boscove, aye, for approval.
Chairman Boscove noted that a letter is to be prepared to be transmitted
to the Town Commission advising of the action taken by the Planning Com-
mission, attachment "D".

Vice Chairman Johnson offered the motion to adjourn the Public Hearing,
Mr. Blankenship seconded. Mr. Myers, Adm. Farrin, Mr. Blankenship, Mr.
Johnson and Chairman Boscove voted aye. The public hearing was adjourned
at 10:00 p.m.
