•Chairman Boscove called the Public Hearing to order at 7:40 p.m. advising
this was a continuation of the Public Hearing recessed at 9,:30 p.m., on
Wednesday, February 2, 1977. The recording secretary called the roll —The
agenda is Attachment "A".
Present: J. A. Boscove, N. M. Johnson, R. B. Myers, J. M. Farrin,
H. Storm, (Alternate) and C. S. Markatos, (Alternate).
Absent: A. Allen.
Following a resume of the discussion and review of the proposed map, which
was held on February 2, 1977, Mr. Smoot and the members of the Planning
Commission continued the discussion of densities. Mr. Smoot commented on
the development of RPUD areas in large tracts and their benefits to the
Town. He suggested a conditional use plan with flexibility and noted that
the range accepted at this time is the guideline. A prolonged general dis-
cussion including categories, densities and ranges ensued. The proposed map
was further examined with a lengthy discussion of zoning east and west of
SR AlA as related to the area including RPUD 1 and the Milani properties.
Mr. Urbanek voiced an objection to zoning Lot 116 with a 12 to 20 density.
Mr. Milani, resident, in audience asked that his letter submitted January,
1977, be acknowledged. Letter of February 11, 1977, Attachment "B", is

acknowledgement.
Additional general discussion followed relative to unification of design
in large projects, 12 to 20 unit densities for a variety of housing types.
Mr. Johnson, Mr. Storm, Mr. Boscove and Mr. Myers agreed on a 20 unit per
acre maximum as the preferred upper limit.
Mr. Doug Martin, in audience, spoke relative to the permits issued for
Oliver -Hoffman and, following his inquiry, was advised the densities
were based on property in fee simple. On the subject of designating all
those areas shown on the proposed map colored orange, as 12 to 25 units,
Mr. Storm, Mr. Myers, Mr. Johnson indicated no, Mr. Boscove and Adm. Farrin,
yes.
Mr. Smoot advised he will present a revised map at a future meeting.
The next meeting scheduled will be a Workshop Meeting, with Mr. Raymond
Liberti, Director of Planning, Zoning and Building, Palm Beach County,
guest. The meeting to be held at 7:30 p.m., Wednesday, March 3, 1977.
