1974.03.26_PB_Minutes_WorkshopMINUTES: WORKSHOP MEETING OF THE PLANNING BOARD - March 26, 1974 0 • The Workshop Meeting of the Planning Board was called to order by Chairman Kemery at 3:30 p.m.. Present were: Chairman Kemery, Dr. Guelzow, Mr. Boscove, Mr. Wilcox, Mr. Johnson and Mr. Schober. Mr. Boscove advised the Chairman that he went through our present zoning Ordinance starting at the beginning. The major changes being: Page nine (9) of the Zoning, Section 5.5 (e) to eliminate this section; page 21, Section 5.13 -(a) add the word"MIN. FRONT, SIDE AND REA]R YARD AND OPEN SPACE REQUIRE- MENTS.; Section 3 (i) SINGLE FAMILY DETACHED - Side - change from 10 ft. to 12 ft. on each side; (iii) SINGLE FAMILY ATTACHED (TOWN HOUSES) eliminate where the length of this building (as defined in Sub -Section (b) three (3) of this Section) measures 100 to 240 feet, numbers V to IV, VI to V; page 22 Section 4, paragraph (b) SPECIFIC ADDITIONAL REQUIREMENTS number three (3) (120 ft. for RM 2, RS and RM li); page 23, Section 5.13 add paragraph eight (8) - Lots in RM 2, 2A, 3, 3A and 4 Districts that abutt on other lots in Districts RM 1, RS 1, or RS 2 will require side yards of 30 feet;/also add paragraph nine (9) in RM Districts 2, 2A, 3, 3A, 4 and TR all lots whose rear yards do not abutt on a waterway or public street, shall have a minimum rear yard of 30 feet; page 26 and Section (e) the finished grade for lots west of A-1-A shall be not less than three (3) feet above the crown of A-1-A or adjoining public road. Prolonged discussion followed. Changes suggested: RS 2, Bel Lido -- RM 10 ',o RM 1, RM 30 to 2A west central of A-1-A north of Bel Lid lot; RM 40 to RM 3A lots 98 to 109; southern LUI 63 (TR) to 2A,middle LUI 57 maximum 25 RPUD: Boca -Hi, RPUD,south bondry line Lot 4, 6, 9, 10, 12 and 13 - This has been agreed by all. Prolonged discussion followed. o RM 20 to RM 2 on the ocean, LUI 54 maximum 20, lot by maximum 35; north RM 40, Aberdeen Arms RM 3 plus Town Houses to RM 2.
