1974.03.21_PB_Minutes_Regular• MINUTES: PLANNING BOARD REGULAR MEETING - MARCH 21, 1974 Chairman Kemery called the meeting to order at 7:30 p.m.. Roll call was taken and those in attendance were Chairman Kemery, Dr. Guelzow, Mr. Boscove, Mr. Wilcox, Mr. Johnson and Mr. Schober. Also in attendance were Commissioners Joy and Dent. The Chairman asked the secretary to read the minutes; the minuts of February 27 and March 7th were read and approved by all. The minutes of March 14, a correction to be made as to RM 1, RM 2, RM 3, RM 4, and RM 5 dropping the zero from the numbers; this is to be changed to read all districts are to be numbered subject to change. Mr. Boscove suggested to give all members a copy of the minutes be- fore the meeting and if they are any corrections or omissions it would be easier at that time. All agreed. Mr. Wilcox made a motion to suspend the regular order of business, seconded by Dr. Guelzow and proceed with the zoning. All members of the board agreed. • A discussion followed regarding RM20 district; the question was raised of accumulating benefits for multiple ownership by eliminating side set- backs, that would not effect the small owner; maximum length of a build- ing to be 120 ft.; RM 20 zoning - east side; reduction of densities and change of setbacks. The maximum length of 120 ft. for a building with a 40 ft. side setback. When members of the board were polled the vote showed as follows: Dr. Guelzow, aye; Mr. Boscove, aye; Mr. Wilcox, aye; and Mr. Johnson passed. The vote showing a four (4) to one(1). There was further discussion regarding RM 30, RM 40, RPUD and the re- lated LUI ratings. When the Town made the change to the zoning Ordinance last July they put some some figures in which virtually took out 80 to 85/ of the LUI rating, and set maximum number of units in the RPUD. Mr. Johnson recommended a maximum number of units in RPUD from 35 to 25. Present LUI 57, reduce to 55 (not RPUD) would still give good size apartments. Lot by lot reduce RM 30 to RM 3, with LUI 54 and maximum density of 20. This was undecided and will be discussed later. Change RM 40 Central District both sides of A-1-A to RM 3A with a LUI of $3 and a maximum of 35; lots presently zoned RM 40, (98 to 109) on the • east and west side. This was agreed by all. The requirements of State Statute 163 will be strictly adhered to. Commissioner Joy indicated that the map couldbe revised when the change was made and present it to the Town Commission for their approval.
