1974.03.14_PB_Minutes_Workshopr I MINUTES: WORKSHOP MEETING OF THE PLANNING BOARD - THURSDAY, MARCH 14, 1974 The Workshop Meeting of the Planning Board was called to order by Chairman Kemery at 2:45 p.m. on Thursday, March 14, 1974. In the absence of the regular secretary, it was agreed to dispense with the reading of the minutes of the last meeting. Roll call was taken and those in attendance were Chairman Kemery, Dr. Guelzow, Mr. Wilcox, Mr. N. Johnson and Mr. Joseph Boscove. Mr. Kemery stated that he had had a meeting with Mr. Leary on March 12, 1974 regarding the Oliver -Hoffmann project (Lot 56) and Mr. Kemery is awating Mr. Leary's report concerning this. It was decided that a Public Hearing would be held on April 4, 1974 at 2:00 p.m. regarding Hoffmann and notice will be sent to the news- paper to this effect. Districts and density were discussed next and it was mentioned that RM-10 should be retained, eliminating the bonus in Section 5.17 (e) of the Zoning Ordinance for any fraction below 3.5; in other words, anything below 3.5 would be three units and anything 3.5 or above would be rounded up to 4 units. In taking a poll, this was agreed upon unanimously. • Discussion was also held on the maximum length of buildings in the RM-10 districts being restricted to 120 ft. regardless of the number of apart- ments.-+, This was also agreed unanimously. It was also discussed that everything in the South West RM-30 district in Town should be changed to RM-20 with the exception of the Boca Hi Complex. All agreed to this also. It was also suggested that the area in the northerly district beginning at the north boundry of Lot 117 RM-40 be changed to RM-25 with the LUI being 57. Further mentioned was the fact that the,'districts should be renamed to RM-1, RM-2, RM-3,-RM-4 and RM-5 - dropping the zero from the numbers. A Public Hearing on Zoning was set for April 11, 1974 at 2:00.p.m. to hear discussion on several proposed amendments to the Zoning Ordinance. It was then decided that the meeting should be continued next week at the regular meeting.
