• THURSDAY - SEPTEMBER 13, 1973
Chairman Ralph Walton called the Planning & Zoning Board Workshop
meeting to order at 2:10 P.M. on Thursday, September 13, 1973.
In attendance were Messrs. Walton, Kemery, Nick Johnson, Fran
Johnson and Dr. Guelzow. Also in attendance were Messrs. Sliney,
Hoffmann, Doug Martin, West, Mr. Foster and Mrs.: Barker.
This was a meeting to consider the request of the Hoffmann people
for RPUD zoning of their property.
Mr. Hoffmann submitted new plans for his property and said that he
was open for suggestions on the RPUD,; they are quite familiar with
RPUD and there is a certain amount of "give and take" and all
Ordinances dealing with RPUD are rather vague.
Mr. Hoffmann further said that he would certainly appreciate anything
the Planning & Zoning Board could do on this matter as soon as
possible.
There were three major items that he could not make any commitment
on in his letter of August 27th to the Chairman - as follows• -
• 1. Difference of opinion as to what constitutes different
building types.
2. density
3. use of property east of AlA
On Mr. Hoffmann's original plan, there were eight units - with
Buildings one and four being mid -rise and Buildings two, six, five,
three, sdven and eight being high-rise with a total of 1048 units.
The property east of AlA contained no dwelling units but would
be developed for recreational purposes.
Under their new plan, they are going to have 850 units - increasing
the size of their units - and they are eliminating their large
parking deck, splitting their decks and putting them on opposite
sides of the building. They plan to have 47 Townhouses and are
ommitting two mid -rise and one high-rise buildings.
Discussion was also held regarding two entrances onto AlA and there
was discussion about a push button light to allow traffic to cross
• AlA.
Mr. Walton informed Mr. Hoffmann that we had employed Mr. Smoot and
he has agreed to study this plan. Smoot Associates are land planners
located in Boynton Beach.

Mr. Fran Johnson commented that obviously they are greatly concerned
about what is best for the community and the committee would need
some time to study these plans. He inquired of Mr. Hoffmann as to
how long it would take him to complete this project. Mr. Hoffmann
said that it would take three to five years to build. Mr. Johnson
added that Mr. Hoffmann had done a superb job on his plans.
Sprinklers were brought up and it was determined the Town had had
a first reading on the Fire Code Ordinance requiring sprinklers
throughout buildings.
Mr. Walton told Mr. Hoffmann that they would certainly study their
plans - Mr. Johnson said that they could possibly have another meeting
in a month - and Mr. Hoffmann said he would certainly appreciate
it very much if he could get some comments as rapidly as possible.
Mr. Nick Johnson made a motion to adjourn the meeting and Dr.
Guelzow seconded.
The meeting was adjourned at 3:00 P.M.
