The workshop meeting of the Planning Board was called to order by
Chairman Ralph Walton at 3:10 P.M. on Wednesday, September 5, 1973.
In attendance were Messrs. Walton, Remery, Nick Johnson, Dr. Guelzow,
Col. Fran Johnson and Mr. Foster. Also in attendance were Messrs.
Rodgers, Johnson, Martin, Dickinson, Dan Abernathy, Mrs. Barker
and several interested townspeople.
The purpose of this workshop session was to hear the application
of Boca Hi of their request for RPUD rezoning with Boca Hi bringing
before the Board certain material which the Board had not seen,
namely:
1. a plan that was dimensioned between the buildings, the
length of buildings and all measurdments involved;
2. a typical elevation, and;
3. a layout in plan with measurements of the various
apartments projected.
The three above items were shown and general discussion too place.
• During the discussion it was disclosed that:
Building A was 340' in length with 201 units
Building B was 198' in length with 97 units
Building C was 286' in length with 162 units
Building D was 26G' in length with 127 units

There are also 70 Townhouses
for a total of 657 dwelling units.
The closest one to any other building is 2651.
The breakdown is as follows:
10/ - one bedroom apartments
60/ - two bedroom apartments
30/ - three bedroom apartments
Mr. Walton said that there were still two unresolved problems: -
one of the buildings being half again:as long as the restrictions
and another building being 18% longer and, two, the height of all
buildings as against the requirements in the ordinance is something
over 10/ of the limitation.

• Mr. Kemery made the statement that he was the one who projected the
length of 240' but it was not intended to prohibit an unusual
development such as this. Mr. Kemery also stated that this project
has a total of four buildings or six acres per building.
Mr. Kemery made a motion that we waive the height figures on this
but the motion died for lack of a second.
Mr. Rodgers - among other things - suggested that we should get the
opinions of people in Aberdeen Arms.
Dr. Guelzow made a motion to accept the plans including the length
of the buildings. Mr. Kemery seconded the motion. A vote was
taken and Dr. Guelzow and Mr. Kemery voted aye and Messrs. Walton,
Fran Johnson and Nick Johnson voted nay.
More discussion took place and then Col. Johnson made a motion
to recommend for approval the RPUD, subject to the following
modifications:
1. that the height limitations of 125' as specified in the
ordinance will be adhered to;
• 2. that the maximum length of any building shall not exceed
280' despite the requirement in the ordinance for
240'. We are, under these conditions, accepting 40'
altbitrarily.

3. that under no conditions will the development of the
entire property exceed 660 dwelling units.
Dr. Guelzow seconded the motion, and the vote was Messrs. Walton,
Nick Johnson, Fran Johnson and Dr. Guelzow - aye - and Mr. Kemery -
nay.
Dr. Guelzow moved that the meeting be adjourned and Mr. Walton
seconded.
The meeting adjourned at 5:20 P.M.

„Excuse me, if I may, when I commented before about I would rather

et conditional approval and I said that perhaps we could go back
and redesign, I was thinking in terms of Building A and we hadn't
had the recision of height, there was no way that we can redesign
everything. I was talking about if we were looking at length as
being the only problem and that was with Building A, conceivably,
and I don't know the object, at least we are willing to go back
and try to come up with a way to solve that 300 and some foot
length and to get it to the 2801, but if we have to compound that
with height, there is no question about it, we couldn't......... if
(Interruption by Mr. Walton)
"Well, would you like to do this, Mr. Rodgers...... (Garbled)"
(Continued by Mr. Walton)
"Would you like us to withdraw this motion and have a further meeting
after you have had a chance to consider a 280' maximum length to
any buildings ignoring the height problem? And see if anything
could be done? You could notify us to that effect - we could have
• a brief workshop meeting if you notify us that you couldn't do
anything and we would then act at that time or would you...........

Mr. Walton said "We'd like to havea huddle too but we're not
permitted".
